Position Summary:

This position is eligible for a $1,000 Signing Bonus! You must be active in the role, and it will be paid out after 90 days of employment with the company. (for externals only)

The Maintenance Technician, known internally as Service Technician, is responsible for responding to maintenance requests as instructed by the Maintenance Manager/Supervisor or property staff, or as requested by vendors. This position ensures that the physical aspects of the property meet the Company’s standards and applicable laws.

Essential Job Functions:

1. Schedules, monitors, and performs preventative maintenance and apartment turns.
2. Diagnoses problems and repairs HVAC, electrical, plumbing, swimming pool, carpentry, drywall, exterior structural, and appliances.
3. Responds promptly and professionally to work order requests.
4. Ensures timely and efficient apartment turnovers and verifies work completion.
5. Provides excellent customer service to tenants, promoting a quality living experience.
6. Uses Siteplan to schedule and perform emergency maintenance when required.
7. Inspects buildings and grounds for safety and cleanliness, reporting repairs needed.
8. Assists with scheduling and communicating with vendors and contractors.
9. Assists with obtaining bids and overseeing contractor work.
10. Assists with purchasing maintenance supplies within budget.
11. Prepares and submits invoices according to guidelines.
12. Communicates maintenance status to supervisor.
13. Participates in company training on fair housing, safety, non-discrimination, and harassment prevention.
14. Complies with all safety and legal regulations.
15. Maintains punctual attendance and reports issues.
16. Performs other duties as assigned.

Minimum Qualifications/Skills:

• EPA Certification, Type I and II, HVAC Certification, CPO Certification (pool), or other required licenses.

Desired Qualifications/Skills:

• High school diploma or equivalent (college hours preferred).
• One year of electrical, painting, drywall, and plumbing experience.
• Availability for night/weekend call duty.

Work Schedule:

Generally 9 am-6 pm, Monday-Friday, with extended hours or weekends as needed.

Physical Requirements/Environment:

Must be able to sit, stand, walk, reach, grasp, bend, crouch, and lift up to 100 lbs. with assistance. Vision and focus abilities required. Exposure to mechanical parts, outdoor weather, fumes, chemicals, heat, electrical hazards, vibration, and moderate noise level. Travel may be required.
