POSITION SUMMARY
The maintenance technicians are the heroes of our properties and get to “save the day” by resolving maintenance concerns. You will take initiative to keep properties maintained and looking their best, working in small teams called pods. You will use your problem-solving skills to troubleshoot issues and provide prompt resolutions. This role is relationship-driven, requiring excellent customer service skills. Attention to detail is essential to ensure the property always looks its best. A sense of pride in ownership and a great sense of humor are a plus!
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES
- Arrive on time each day with a positive attitude.
- Follow up on calls from the previous night to ensure they are resolved.
- Walk all areas of the property (the 4 corners) to ensure cleanliness and appearance.
- Check the maintenance app and complete submitted requests, including appliance repairs, window & door repairs, clogged drains, drywall repairs, flooring issues, etc.
- Use resources like YouTube to troubleshoot issues before calling vendors.
- Schedule and coordinate with vendors to resolve problems beyond internal capabilities.
- Work with your manager to ensure vacant apartments are clean and ready, involving painting, caulking, changing light bulbs, drywall repairs, filter changes, etc.
- Manage preventative maintenance tasks such as parking lot repairs, HVAC cleaning, dryer vent cleaning, roof repairs, exterior painting, etc.
- Order necessary inventory, comparing prices first.
- Conduct bi-annual inspections, replacing batteries, filters, and checking for leaks or repairs.
- Think creatively to solve common maintenance problems.
- Prioritize safety in all tasks.
- Assist with snow removal and lawn care as needed.
- Maintain the property pool with provided training.
- Have knowledge in plumbing, carpentry, electrical, appliances, HVAC, and water heaters.
- Treat everyone equally and fairly.
- Build good relationships with tenants and be friendly.
- Assist with custodial tasks like sweeping, mopping, vacuuming, trash removal, and window cleaning.
- Be familiar with property utilities and shut-offs.
- Be flexible and ready to handle any issues that arise daily.

EDUCATION and/or EXPERIENCE
High School Diploma or GED and 1-2 years related experience.
