Job Description

The Maintenance Technician is responsible for the upkeep and maintenance of apartment homes, buildings, and grounds. Responsibilities include repairing flooring, drywall, appliances; troubleshooting and repairing plumbing, electrical, safety, and security systems (lighting, locks, smoke/CO2 alarms, etc.), HVAC systems; painting (interior and exterior); and cleaning (sweeping, mopping, garden/yard upkeep). The technician must perform duties in accordance with company policies and safety protocols, supporting client satisfaction within the operating budget and management agreement.

Duties and Responsibilities

• Client Relations: Carry out owner philosophies and ensure client expectations are met.
• General Maintenance: Follow maintenance programs, ensure grounds and property aesthetics meet policies, assist with inspections, and perform unit turnovers.
• On-call/After Hours Response: Provide emergency services during evenings, weekends, and holidays.
• Unit Turnover: Inspect and repair vacant apartments, coordinate painting, and appliance replacements.
• Maintenance Equipment and Systems: Repair owned equipment, maintain inventory, and ensure safety and orderliness.
• Other duties include enforcing community rules, complying with Fair Housing Laws, and maintaining a professional appearance and conduct.

Qualifications

Minimum Requirements:

• At least 1 year of experience in a similar role or related fields.
• High School diploma or equivalent; technical or CAMT certification preferred.
• Ability to wear a respirator and be medically cleared for duty.
• Proficiency in English and basic computer skills.
• Own tools may be required.
