Multifamily Property Management

The Maintenance Technician is responsible for the upkeep and maintenance of apartment homes, buildings, and grounds. Duties include, but are not limited to: repairing flooring, drywall, appliances; troubleshooting and repairing plumbing, electrical, safety, and security systems (lighting, locks, smoke/CO2 alarms, etc.); HVAC systems; painting (interior and exterior); and cleaning (sweeping, mopping, garden/yard upkeep, etc.). The technician must perform all duties in accordance with company policies and safety protocols, supporting the overall goal of meeting client expectations based on the operating budget and management agreement.

Pay: $23 - $24 / Hour

Duties and Responsibilities
  1. Client Relations: Carry out the philosophies and wishes of the owner to ensure client objectives and expectations are met.
  2. General Maintenance: Follow maintenance programs, ensure grounds and property aesthetics meet policies, and assist with inspections.
  3. On-call/After Hours Response: Provide emergency maintenance services during evenings, weekends, and holidays as outlined in company policies.
  4. Unit Turnover: Inspect and repair vacant apartments, coordinate painting, and appliance installation/removal to ensure timely turnovers.
  5. Equipment and Systems Maintenance: Repair and maintain property equipment, keep maintenance areas organized, secure parts and supplies, and maintain inventory within budget.
  6. Other Duties: Enforce community rules, comply with fair housing laws, maintain a professional appearance, and communicate effectively with all stakeholders.
Qualifications

Minimum Requirements:

  • At least 1 year of experience in a similar role, preferably in residential property management, hotel, facilities maintenance, or construction.
  • High school diploma or equivalent; technical training or certifications preferred.
  • Ability to wear a respirator and be medically cleared for duty.
  • Proficient in English (speaking, reading, writing).
  • Basic computer skills.
  • Own tools may be required.
