Job summary

Eenhoorn LLC in Portage, MI is seeking a Maintenance Technician for Briarwood Apartments. You will ensure a safe, well-maintained property, respond to emergencies, and provide outstanding service to residents, guests, and owners.

This role requires a high school diploma or GED, 2+ years in building maintenance, and proficiency with plumbing/electrical tasks. EPA certification is preferred and a valid driver’s license is expected.

Qualifications

• Vocational training or certification in HVAC, electrical, or plumbing is highly desirable.
• EPA certification preferred.
• Minimum of 2 years of experience in building maintenance or related field.
• Proficiency in plumbing repairs (leaks, drains) and fixture work.
• Electrical repairs (outlets, switches, fixtures, breakers).
• Knowledge of HVAC systems and routine maintenance.
• Carpentry for doors, cabinets, flooring.
• Ability to use hand and power tools safely.
• Familiarity with appliance repair and maintenance.

Responsibilities

• Patrol areas for maintenance issues and address them.
• HVAC PMs, repairs, and filter changes.
• Minor electrical repairs: outlets, switches, fixtures.
• Weekly emergency generator testing.
• Repairing/installing plumbing fixtures and unclogging sinks/ toilets.
• Repairing drywall, doors, and painting.
• May assist with apartment turns and appliance work.
• Assist with water heater maintenance.
• Maintain pool equipment.
• Seasonal grounds tasks and snow removal.
• Respond to work orders and maintain parts stock.

As a Maintenance Technician for Briarwood Apartments, located in Portage, MI, you will have the opportunity to positively impact our community and all residents, guests, and owners by providing a safe, well-maintained and visibly appealing property. This position is responsible for ensuring the property, grounds and equipment are safe and orderly. A successful Maintenance Technician will be self-motivated, provide outstanding customer service, and will take immense pride in their work. Duties And Responsibilities

• Responsible for patrolling areas looking for maintenance issues to address
• HVAC PMs, repairs, and filter changes
• Minor electrical repairs – replace outlets, switches, light fixtures, LED drivers, etc.
• Weekly emergency generator testing
• Repairing/installing plumbing fixtures. Clear sink and toilet clogs
• Repairing/installing drywall, doors, screens
• Caulking and painting
• May help with apartment turns
• Help repair/replace appliances
• Help repair water heaters
• Help maintain pool equipment such as pumps, feeders, and gauges.
• Help grounds with seasonal tasks such as leaf pick up and snow removal
• Monitor and respond to work orders
• Maintain stock of repair parts
• Order maintenance/ janitorial supplies
• May need to respond to after-hour and weekend emergency calls
• Participates in other projects and activities assigned

Education And Experience

• High School diploma or GED
• Vocational training or certification in a relevant field (e.g., HVAC, electrical, plumbing) is highly desirable.
• Minimum of 2 years of experience in building maintenance or related field
• Proficiency in plumbing repairs, including fixing leaks, unclogging drains, and repairing or replacing fixtures.
• Competence in electrical repairs, such as replacing outlets, switches, light fixtures, and circuit breakers.
• Knowledge of HVAC systems and the ability to perform routine maintenance and minor repairs.
• Carpentry skills for tasks like repairing doors, cabinets, and flooring.
• Ability to use hand and power tools safely and effectively.
• Familiarity with appliance repair and maintenance.

Qualifications And Requirements

• Valid driver's license required and reliable transportation to respond to emergencies within 30 minutes
• EPA certification preferred
• Strong problem-solving skills and attention to detail.
• Excellent communication and interpersonal skills for interacting with residents and coworkers.
• Ability to work independently with minimal supervision.
• Strong organizational skills to manage multiple tasks and priorities effectively.
• Dependability and reliability in responding to maintenance requests and emergencies.

Physical Requirements

• Must be able to lift up to 75 lbs
• Capable of bending, twisting, kneeling, and climbing
• Can reach above shoulder level
• Able to push or pull heavy objects
• Capable of standing, walking, and working in various environmental conditions (indoor/outdoor)
