Job summary

S.L. Nusbaum Realty Co. is seeking a part-time Maintenance Technician at the Canebreak community in Wilmington, NC. The role involves keeping electrical, mechanical, and structural systems functional and addressing resident requests promptly to maintain safety and comfort.

Ideal candidates will have basic English literacy, mechanical aptitude, a valid driver's license, and EPA Freon recovery–HVAC certifications. Reliable, hands-on problem solving in a multi-unit setting is essential.

Qualifications

• Ability to read and write English.
• Prior experience reflecting overall mechanical aptitude and ability.
• Valid Driver’s License (if operating a vehicle)
• EPA Certificate for Freon Recovery; HVAC Certificate.

Responsibilities

• Respond to residents’ calls for service and complete repairs (plumbing, tile, drywall, electrical).
• Address occasional repairs such as HVAC and refrigeration tasks.
• Perform key-cutting and routine property maintenance duties.
• Locate and repair issues promptly to ensure safety and comfort for residents.

SUMMARY OF POSITION: To ensure residents a safe, comfortable, and attractive place to live by always keeping all electrical and mechanical equipment and appliances functional or serviced immediately and making all needed repairs to structures promptly. This position is considered an essential function to the operation of the community therefore, consistent attendance is an essential function of this position, as it directly impacts the employee’s ability to perform their duties effectively and ensures proper workflow and communication within the team.

PRIMARY DUTIES AND RESPONSIBILITIES:
