Job summary

CRM Residential is seeking a Maintenance Technician to join our property management team. You will perform routine maintenance tasks, respond to tenant requests, and participate in inspections to prevent issues.

We require 2 years of maintenance experience and a high school diploma, with plumbing, electrical, carpentry, painting skills. Schedule is M-F 8:00-4:30pm; candidates must live within 20 miles of the property and have a valid driver’s license.

Qualifications

• High School diploma or equivalent; 3-4 years of experience can offset minimum education requirements.
• 2 years of maintenance experience is required.
• Experience in plumbing, electrical, carpentry, painting and general maintenance.

Responsibilities

• Conduct routine maintenance tasks such as changing light bulbs, unclogging drains, and fixing leaky faucets.
• Perform minor repairs such as drywall patching, painting, and carpentry work.
• Maintain the property's grounds, including lawn care, snow removal and cleaning of common areas.
• Respond to tenant requests for repairs and maintenance issues.
• Conduct regular inspections and identify potential maintenance issues before they become major problems.
• Assist with major repairs or renovations as needed.

What You’ll Get To Do

The Maintenance Technician will receive general supervision and direction from the Community Manager. The Maintenance Technician will comply with established policies and procedures and not act contrary to such guidelines without Community Manager approval. The Maintenance Technician will be responsible for but not limited to:

• Conducting routine maintenance tasks such as changing light bulbs, unclogging drains, and fixing leaky faucets

• Maintaining the property's grounds, including lawn care, snow removal and cleaning of common areas
• Responding to tenant requests for repairs and maintenance issues

Requirements

• High School diploma or equivalent education required. 3-4 years of experience can offset minimum educational requirements for this position.
• 2 years of maintenance experience is required.
• Must have experience in plumbing, electrical, carpentry, painting and general maintenance.
• Previous experience in commercial or multi-unit residential property is desirable. Experience level may vary due to the special needs of the property.
• The position requires effective oral and written communication skills
• Maintains current license/certificate and/or specialized skills in at least one (or more) of the following building trades: electrical, plumbing, carpentry, HVAC, fire protection or mechanical.
• Valid driver's license and reliable transportation
• Must live within 20 miles (30 minutes) from the property
• Participate in on-call scheduling and respond to on-call requests in a timely manner
• Must possess a general understanding of OSHA, fire prevention and safety regulations
• Schedule M-F 8:00-4:30pm

Physical/Working Requirements

• Indoor/outdoor environment subject to changing conditions and temperatures exceeding 90 degrees at times
• Ability to lift 55 pounds independently and support team lift with reasonable accommodations
• This job involves walking and standing for long periods as well as stooping, squatting, lifting, carrying, pushing and climbing. Working on ladders at varying heights
• Possible contact with blood borne pathogens and /or bodily fluids
