Job Description Summary

This role involves technical and mechanical work to ensure the buildings, grounds, amenities, and common areas meet the company's standards for cleanliness, appearance, safety, and functionality.

• Property Type: Garden Style
• Work Schedule: Tuesday-Saturday, 9 am - 6 pm. On-call required for emergencies.

Qualifications

Minimum 1-2 years of property management experience; certifications are a plus.

Responsibilities

1. Complete work orders from resident requests and preventative maintenance, diagnosing issues, and making repairs following safety and code standards.
2. Prepare vacant units for leasing by conducting inspections, creating punch lists, scheduling vendors, and ensuring completion of maintenance tasks.
3. Manage materials and supplies, track inventory, and notify supervisors for reorders.
4. Document work accurately and promptly.
5. Maintain grounds and amenities, including trash removal, pressure washing, cleaning, and painting.
6. Support cost-saving measures by repairing rather than replacing parts and practicing efficient material use.

Additional Responsibilities

• Participate in safety meetings, complete OSHA training, and report incidents.
• Inspect work by contractors and vendors to ensure quality and compliance.

Service Technician Duties

• Conduct routine property inspections to identify safety concerns and maintenance needs.

Physical Demands

• Stand, walk, sit, bend, climb ladders, reach, carry objects, and crawl in confined spaces.
• Work outdoors in all weather conditions.
• Lift up to 25 pounds independently and 50 pounds with assistance.
• Travel may be required for property support and training.
• Work flexible hours, including evenings, weekends, and holidays.

Licenses and Certifications

• EPA Type 1 and II or Universal refrigerant recycling certifications.
• State and local certifications as required.
• Valid driver’s license for operating golf carts on property.

Compensation and Benefits

Hourly range: $21.12 - $26.00 (San Jose). Additional bonuses may be available based on performance and location. Benefits include health insurance, paid time off, onsite housing discounts, sabbaticals, 401(k), parental leave, employee assistance, and more.
