Job Description Summary

This role involves technical and mechanical work to ensure the buildings, grounds, amenities, and common areas meet cleanliness, safety, and functionality standards.

Responsibilities

1. Complete work orders from resident requests and perform preventative maintenance, diagnosing issues and repairing according to safety and code standards.
2. Prepare vacant apartments for leasing by conducting inspections, creating punch lists, scheduling vendors, and ensuring all maintenance is completed and inspected.
3. Manage materials, supplies, and equipment, tracking usage, returning unused items, and notifying supervisors for reordering.
4. Maintain accurate documentation of work and service requests.
5. Assist in groundskeeping and cleaning tasks, including trash removal, pressure washing, painting, and general cleaning.
6. Support cost-saving measures by repairing rather than replacing parts and practicing efficient use of resources.

Additional Responsibilities

1. Participate in safety meetings, complete OSHA and other safety training, and report incidents promptly.
2. Inspect work done by contractors and vendors to ensure quality and compliance.

Service Technician Responsibilities

Assist with routine inspections to identify safety concerns and physical needs of the property.

Qualifications

• EPA certifications Type 1 and II or Universal for refrigerant recycling (for Certified Service Technicians).
• All certifications required by state and local laws.
• Valid driver’s license for operating golf carts on property.
