Job summary

Occidental Management is seeking Maintenance Technicians for its Aspiria Campus in Overland Park, KS. This is a full-time, hourly non-exempt position responsible for troubleshooting, maintaining, and repairing building systems and grounds.

Responsibilities include assisting with HVAC, plumbing, electrical, painting, carpentry, and grounds maintenance, plus responding to emergencies and ensuring safety. Prior related experience and a valid driver's license are preferred; training may be provided.

Qualifications

• Prior experience in a similar role.

• Technical, vocational training in HVAC, electrical, mechanical, or painting.
• Basic computer skills for Outlook and basic documents.

Responsibilities

• Troubleshoot and repair building systems including HVAC, plumbing, electrical, and mechanical equipment.
• Inspect and maintain pumps, valves, and controls; perform preventive maintenance.
• Assist with installation and modification of building equipment.
• Perform carpentry, painting, and minor repairs as needed.
• Respond to emergencies and customer service requests promptly.
• Ensure safety by inspecting for unsafe conditions and operating fire/life safety systems.

Job description

Maintenance Technicians are responsible for troubleshooting, diagnosing, maintaining, and repairing systems, fixtures, and grounds for their assigned portfolio. This is a full-time, hourly non-exempt position at Aspiria Campus in Overland Park, KS.

Responsibilities

Assist with troubleshooting and repairs of buildings and installed systems to include plumbing systems, roofs, drains, shop, groundskeeping equipment, and HVAC.

Clean, lubricate, and service a wide variety of pumps, valves, pneumatic controls, electrical, mechanical, and hydraulic devices.

Assist with installation and modification of building equipment and systems.

Replace and repair building finishes such as ceiling tiles, door hardware, wallpaper, and can paint walls, piping, floors, and equipment.

Troubleshoot, evaluate, and make recommendations to upgrade maintenance operations and/or implement savings opportunities.

Possess competent knowledge of the use and care of tools and equipment used in facility and ground maintenance.

Respond immediately to emergency situations and customer service requests as assigned.

Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions, preventative maintenance, etc.

Maintain and operate fire and life safety systems such as; Fire alarm systems, fire pumps and related fire protection system equipment as assigned.

Perform carpentry and snow removal when necessary.

Knowledge, Skills, And Abilities

Solid knowledge about commercial building systems including but not limited to: HVAC, process controls, plumbing, and electrical.

Ability to process, react to, and solve problems in a timely manner as they arise.

Strong communication skills and ability to communicate effectively using professional English both verbally and in writing.

Physical Requirements

Must have ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders) and safely install rigging/lifting devices.

Regularly required to crouch and reach to install/move equipment by bending forward at the waist or by bending legs and spine.

Involves movement between departments, floors, and properties to facilitate work.

Ability to read, understand, and respond to information presented orally and in writing in English.

Regularly required to utilize vision abilities, allowing reading of printed material, drawings, and schematics.

An employee shall not pose a direct threat to the health or safety of other individuals in the workplace.

Work Environment and Conditions

This role performs duties in both indoor and outdoor environments in varying weather conditions. Frequently uses a company vehicle to travel between properties in the Wichita metro area or locally to perform work-related errands.

Education, Credentials, And Experience

Prior experience in a similar role.

Valid driver’s license and insurable driving record.

Technical, vocational, or on-the-job training in at least one of the following areas: HVAC, electrical, mechanical, process controls, mechanical power transmission, painting, plumbing, carpentry, or engine repairs.

Basic computer skills required to respond and initiate interoffice e-mails using Outlook and complete basic PDF or Microsoft Word documents.
