Westland Real Estate Group is seeking a Maintenance Technician - North LA Regina in Los Angeles, CA to keep our residential community safe and well-maintained. You will perform repairs, participate in on-call rotations, and support residents with timely service requests.

We value hands-on problem-solvers with 1–2+ years of experience in maintenance, basic knowledge of plumbing, electrical, HVAC, and carpentry, and a valid driver's license.

Qualifications

• 1–2+ years of hands-on maintenance experience in residential or similar setting.
• Basic knowledge of plumbing, electrical, HVAC, and carpentry.
• Ability to participate in rotating on-call schedule for after-hours emergencies.

Responsibilities

• Repairs & Maintenance: perform a wide range of hands-on maintenance including plumbing, electrical, carpentry, and painting to resolve resident work orders.
• Unit Turnover: prepare vacant apartment homes for new residents by completing repairs, painting, and fixtures installations.
• Preventative Maintenance: conduct routine inspections and maintenance on building systems, equipment, and grounds.
• Customer Service: provide outstanding customer service to residents and complete service requests promptly.

Pay Scale: The reasonably expected hourly range for this position is $22.00 - $28.00 . Pay is commensurate with experience and skill level (Maintenance Technician I, II, III, or IV).

Position Overview

As a Maintenance Technician, you are the hero of our property. You are essential to keeping our community running smoothly and ensuring our residents have a safe, comfortable, and well-maintained place to call home. You will handle a wide variety of tasks, from routine upkeep to urgent repairs, making every day different. This position will be required to respond to after-hours on-call maintenance emergencies on a rotating schedule.

Key Responsibilities

• Repairs & Maintenance: Perform a wide range of hands-on maintenance including plumbing, electrical, carpentry, and painting to resolve resident work orders and keep the property in excellent condition.
• Unit Turnover ("Make-Ready"): Prepare vacant apartment homes for new residents by completing all necessary repairs, painting, and fixture installations to ensure a quality move-in experience.
• Preventative Maintenance: Conduct routine inspections and preventative maintenance on building systems, equipment, and grounds to identify and address issues proactively.
• Customer Service: Provide outstanding customer service to residents, communicating professionally and completing service requests in a timely and efficient manner.

Qualifications

• 1-2+ years of hands-on maintenance experience in a residential or similar setting.
• Basic knowledge of plumbing, electrical, HVAC, and carpentry.
• A valid Driver's License and reliable transportation.
• Ability to participate in a rotating on-call schedule for after-hours emergencies.
• The physical ability to lift over 75 pounds and work in various weather conditions.
• For Higher Levels (II, III, IV): Advanced experience (3-6+ years) and/or specialized certifications (HVAC, Electrical, etc.) are highly desirable and will be considered for higher-level positions and pay.
