Job summary

Gorman & Company is seeking a full-time Maintenance Technician in the Madison, WI area to support two affordable housing communities. You will perform plumbing, electrical, HVAC, and appliance repairs, assist with exterior maintenance, and ensure a safe, welcoming environment for residents.

The role requires at least two years of relevant maintenance experience, a valid driver’s license, and a resident-first approach to service. On-call shifts and opportunities for growth are included.

Qualifications

  • Two years of experience in property management maintenance or related trade.
  • Knowledge of plumbing, electrical, HVAC, and appliance repair.
  • Strong customer service and teamwork skills.

Responsibilities

  • Perform daily maintenance and repairs across plumbing, electrical, HVAC, and appliances.
  • Maintain exterior of property and seasonal tasks (fall cleanup, snow removal).
  • Conduct daily property walks to ensure cleanliness, safety, and curb appeal.
  • Respond to routine and emergency maintenance requests.
  • Prepare vacant apartments using make-ready checklists.
  • Inspect buildings and grounds for safety and cleanliness.
  • Maintain common areas and grounds; communicate with vendors and residents.

We're seeking a full-time Maintenance Technician to support two of our affordable housing communities in the Madison, WI area. As part of our team, you'll help ensure our residents have a safe, comfortable place to call home by providing quality maintenance and exceptional service.

What You'll Do:
  • Complete daily maintenance and repairs for plumbing, electrical, HVAC, and appliances.
  • Maintain exterior of the property along with tackling seasonal prep such as fall cleanup and snow removal.
  • Perform daily property walks to keep everything clean, safe, and looking sharp.
  • Respond promptly to routine and emergency maintenance requests when assigned.
  • Prepare vacant apartments for new residents using make-ready checklists.
  • Inspect buildings and grounds to maintain safety, cleanliness, and curb appeal.
  • Maintain common areas, exterior spaces, and grounds.
  • Communicate with vendors, contractors, co-workers and residents.
What You'll Bring:
  • Minimum of two years of previous experience in property management maintenance, building maintenance, or related trade.
  • Working knowledge of plumbing, electrical, HVAC, and appliance repair.
  • Customer service mindset and teamwork skills.
  • Ability to be on call for emergencies.
  • Valid driver's license and ability to meet insurability requirements.
  • Strong customer service skills with a resident-first mindset.
  • High school diploma or equivalent required.
  • HVAC-EPA (Type II), or EPA Universal preferred.
