Full-Time Maintenance Technician – Lynhurst Park

Lynhurst Park in Indianapolis is seeking a skilled Full-Time Maintenance Technician to join our team at $23/hour. Position Summary

Responsible and accountable for providing maintenance at the properties, offering customer service, and presenting the company professionally at all times.

Essential Duties And Responsibilities

1. Monitor maintenance expenses and ensure they stay below budget.
2. Perform daily inspections of community grounds.
3. Prepare vacant units for occupancy, including painting, cleaning, and maintenance.
4. Complete all maintenance requests promptly.
5. Perform preventative maintenance activities.
6. Maintain landscaping, bushes, trees, and lawn.
7. Perform snow removal of community sidewalks and maintain a record of efforts.
8. Maintain logs of weather conditions and snow removal efforts.
9. Keep records of maintenance performed in all units and at the site.
10. Maintain tools, equipment, and replacement parts in working condition; provide and maintain personal tools.
11. Clean and maintain common areas.
12. Supervise contractors working on-site.
13. Provide emergency resident support after hours.
14. Conduct quarterly inspections of units.
15. Perform service and maintenance on all common amenities.
16. Other duties as assigned.

Qualifications/Skills & Knowledge Requirements

• High school diploma or GED.
• At least 1 year of relevant experience.
• HVAC/EPA certification preferred.
• Ability to read, write, speak, and interpret basic instructions and information.
• Basic math skills: addition, subtraction, multiplication, division.
• Reasoning skills to follow detailed instructions and solve standard problems.
• Beginner skills in MS Outlook and MS Word.

Training Requirements

• Annual fair housing training.
• Ongoing professional development.

Physical Demands

• Occasionally lift up to 75 pounds, sit, climb, balance.
• Regularly stand, walk, handle objects, reach, stoop, kneel, crouch, crawl, bend, talk, hear.
