Job summary

Cushman & Wakefield is seeking a Maintenance Technician Lead III to act as a working supervisor overseeing a skilled maintenance team. Responsibilities

  • Working Supervisor: provide day-to-day direction to technicians while remaining actively engaged in maintenance, troubleshooting, and repair work.
  • Advanced Maintenance: perform complex diagnostics, repairs, and preventive maintenance on HVAC, electrical, plumbing, mechanical, and building systems.
  • Team Coordination: assign, prioritize, and follow up on daily work activities to support safe, efficient, and timely completion of maintenance tasks.
  • Quality & Execution: review work order completion, documentation accuracy, materials usage, and overall work quality within the CMMS.
  • Technical Leadership: mentor technicians, provide field guidance, support troubleshooting, and help develop team capability through hands-on coaching.
  • Client & Operations Support: communicate effectively with supervisors, site leadership, clients, and operations teams to minimize downtime and align maintenance priorities.
  • Safety & Compliance: champion a safety-first culture by modeling safe work practices, reinforcing procedures, and ensuring work is completed in accordance with C&W Services and OSHA standards.

About the Role


As a Facilities Technician 3 Lead+ , you will serve as a working supervisor responsible for performing advanced maintenance while providing daily direction, coordination, and technical leadership for the maintenance team.


This role requires a strong hands‑on skillset across mechanical, electrical, plumbing, HVAC, life safety, and building systems. You’ll lead by example in the field, support work prioritization, mentor technicians, ensure quality execution, and help maintain safe, reliable facility operations with minimal supervision.


Key Responsibilities



  • Working Supervisor: Provide day‑to‑day direction to technicians while remaining actively engaged in maintenance, troubleshooting, and repair work.

  • Advanced Maintenance: Perform complex diagnostics, repairs, and preventive maintenance on HVAC, electrical, plumbing, mechanical, and building systems.

Basic Qualifications



  • High school diploma or equivalent.

  • Minimum of five (5) years of experience in facilities, industrial, or commercial maintenance.

  • Demonstrated experience providing daily direction, coordination, or leadership support to maintenance technicians or skilled trades teams.

  • Strong hands‑on troubleshooting skills across mechanical, electrical, plumbing, HVAC, and building systems.

  • Ability to read and interpret blueprints, schematics, technical drawings, manuals, and equipment documentation.

  • Proficiency using a Computerized Maintenance Management System (CMMS) to document work, labor, materials, and asset history.

  • Strong communication, organization, and follow‑up skills with the ability to prioritize work in a fast‑paced operational environment.

  • Ability to work independently, make sound field decisions, and elevate issues appropriately.


Preferred Qualifications



  • Associate degree or higher in a technical, mechanical, electrical, or facilities‑related field.

  • Experience with HVAC and Building Management Systems (BMS).

  • Experience with Fire Life Safety (FLS) systems and regulatory compliance.

  • Knowledge of Variable Frequency Drives (VFDs), controls, automation, and industrial equipment troubleshooting.

  • Prior experience as a lead technician, working supervisor, crew lead, or maintenance coordinator.

  • Demonstrated ability to coach, mentor, and influence team members while maintaining accountability for work execution.


Physical Demands



  • Ability to reach overhead, kneel, squat, climb steps/ladders, and lift up to 50 lbs.

  • Must be able to move between departments and facilities throughout the workday.

  • Regularly required to type and document work in a computerized maintenance system.

  • Work may be performed in a warehouse or industrial setting with fluctuating temperatures.
