Maintenance Technician

Summary

As our Maintenance Technician, you are the backbone of the property that maintains the physical aspects, cleanliness, safety, and appearance of the property, while ensuring safety standards are met. You must be a team player that takes pride in your work, assists residents with issues within their home, provides excellent customer service, and has general knowledge of HVAC, plumbing, appliance repair, and electrical.

Classification

The position is full-time, regular, non-exempt.

Reporting Relationship

The position reports directly to the Maintenance Supervisor.

Essential Functions

1. Prepares Market Ready apartments, including painting, carpet repairs, cleaning, general repairs, housekeeping duties, and other tasks to ensure a quality move-in experience.
2. Responds promptly and professionally to resident requests.
3. Has knowledge of maintenance functions such as plumbing, HVAC, basic electric, carpentry, and painting.
4. Maintains grounds, pools/hot tubs, common areas, and amenities to keep them clean, operational, and safe.
5. Reports maintenance concerns to the Maintenance Supervisor.
6. Performs property inspections and scheduled maintenance.
7. Follows fair housing laws and participates in safety training.
8. Performs other duties as assigned, in a timely manner.
9. Delivers superior customer service and maintains a professional appearance and demeanor.
10. Maintains tools and equipment securely.
11. Willing to work evenings or weekends on call for emergencies.

Qualifications

High School diploma or equivalent. Valid driver’s license required. HVAC, EPA, and CPO certifications preferred. Knowledge in plumbing, HVAC, electrical, drywall, and appliance repair.

Personal Competencies

Proficiency with complex machines and digital work management. Ensures a safe environment. Excellent communication and customer service skills. Strong organizational skills, attention to detail, professional appearance.

Physical Demands

Must be able to stand, walk, sit, handle, reach, talk, hear, climb, stoop, kneel, crouch, crawl, and lift up to 40 pounds. Specific vision abilities required.

Work Environment

Exposure to humid conditions, mechanical parts, heights, fumes, chemicals, weather, electrical shock, and vibration. Noise level is moderate.
