Summary of Position:

The Maintenance Technician will keep the property clean and free of debris and complete repairs on a regular basis.

ESSENTIAL JOB FUNCTIONS:

  • Utilize experience in mechanical and electrical maintenance and construction for multi-family and commercial property including but not limited to:

  • Plumbing maintenance and troubleshooting, with the ability to sweat copper pipe.

  • Electrical wiring, outlet, and switch maintenance. Lighting fixture installation.

  • Drywall and texturing installation and repair.

  • Heating and Cooling and Ventilation troubleshooting and repair. Unit zone valve, transformer, and thermostat maintenance. Hot water and steam boiler troubleshooting and maintenance.

  • Appliance installation, maintenance repair and troubleshooting.

  • Complete any additional tasks as assigned by Community Manager, Regional Manager, Vice President or Maintenance Supervisor.

Work order processing

  • Work with property manager and staff to efficiently, timely and cost-effectively complete maintenance work orders and apartment unit turns.

  • Efficient materials planning and completion of maintenance unit turns to target one visit completion.

  • Coordinate maintenance staff or vendors to ensure completion of resident maintenance requests within 24 hours or arrange with resident a suitable option.

  • Ensure that vacant apartments are “made ready” within 7 days of vacancy. Coordinate with cleaning and painting contractors as approved by Management Company.

  • Leave the occupied and un-occupied units cleaner than when you arrived.

  • Communicate with residents when repairs or maintenance will take longer than expected.

  • Complete pre-moveout inspections to minimize turn times and complete unit turns timely.

  • Update/close out work orders in the PM software with notes.

Qualifications

REQUIRED SKILLS / ABILITIES:

  • Superior organization and communication skills.

  • Ability to provide courteous and professional service to residents, property managers, and supervisors, vendors and other service providers.

  • Must be honest in time reporting. Reliable and on-time to work.

  • HVAC experience a must.

  • Valid drivers license may be required.

EDUCATION AND EXPERIENCE:

  • Educational degree not required.

  • At least one year of experience preferred.

  • Specialized training: Multi-family property management experience is preferred.
