Job description

A Maintenance Technician Ill is a skilled tradesperson who performs a wide range of maintenance, repair, and installation tasks on building systems, equipment, and machinery. They often work with electrical, mechanical, plumbing, and HVAC systems, and may also be involved in carpentry, painting, and other building-related repairs. This role typically requires strong troubleshooting and problem-solving skills, along with the ability to work independently and as part of a team.

Essential Functions
  • Troubleshooting and Repair
    • Diagnosing issues with equipment and systems and then repairing or replacing faulty parts.
  • Preventative Maintenance
    • Conducting routine inspections and maintenance on equipment to prevent future problems.
  • Installation and Setup
    • Installing new equipment, machinery, and building systems.
  • Record Keeping:
    • Maintaining accurate records of maintenance and repair work, often using a Computerized Maintenance Management System (CMMS).
  • Safety Compliance
    • Adhering to safety regulations and procedures, including the proper handling of hazardous materials.
  • Communication
  • Communicating with supervisors, other team members, and building occupants regarding maintenance needs and issues.
