Job Description
The Maintenance Technician II will be responsible for cleanup, repair, and replacement of various household items for Tricon vacant properties, to ensure a safe and attractive living environment for residents.
This position provides a company van, so a good driving record is required. The van goes home with the technician nightly.
- Respond to service requests in a professional and timely manner
- Communicate with Maintenance Coordinator to prioritize tasks throughout the day
- Communicate clearly, compassionately, and with empathy when speaking with internal team members, vendors, and residents
- Provide exceptional customer service when interacting with residents and vendors
- Install new appliances
- Clean or replace faucets, sinks, drains, toilets, water heaters, disposals, and sump pumps, including minor plumbing repairs
- Caulk and grout as needed
- Test for current, replace receptacles and GFCIs
- Replace light fixtures, ceiling fans, switches, outlets, and perform other minor electrical work
- Repair or install door strikers, latches, hinges, door knobs, locksets, and lockboxes
- Repair or replace window screens
- Install pre-hung doors and repair or install windows, panes, and blinds
- Replace baseboards, door casings, and moldings
- Install or repair cabinet doors, hinges, and fixtures
- Clear condensate lines and pans
- Clean dust, plants, and debris around condensing units, including replacing air filters and thermostats
- Spray for bugs or use indoor foggers
- Patch holes, touch up paint, and perform minor cosmetic repairs
- Maintain a clean work environment
- Capture timesheets and work orders accurately
- Utilize technology (inventory tracking system, company vehicles, etc.) effectively to enhance productivity and service delivery
Qualifications :
- Skilled in installation, repair, maintenance, and troubleshooting of household appliances, plumbing, electrical, and other household items
- Experience using technology (iPads, iPhones, etc.)
- Ability to work overtime hours as needed
- Effective communication skills, both written and verbal, with team members and vendors
- Work safely, wearing PPE as required
Minimum Requirements :
- High school diploma or GED
- At least 4 years of maintenance or construction experience
- Commitment to serving residents according to TAH's Standards of Service
- Ability to work in environmentally and physically challenging conditions
- Ability to lift objects weighing 50 lbs or more regularly
