Summary

As a Maintenance Technician II, you will be responsible for providing excellent service to our residents by maintaining and improving the property’s appearance. Success in this role requires technical skills, passion, and a caring instinct to improve lives and strengthen teams.

Essential Job Functions, Duties, and Responsibilities

  • Ensure apartment standards meet company and legal requirements by diagnosing problems, making repairs, and following up as needed.
  • Troubleshoot and repair appliances, HVAC systems, plumbing, and electrical systems.
  • Prepare unoccupied apartments for new residents through repairs, cleaning, painting, and miscellaneous maintenance.
  • Assist Property Manager and team with special projects.
  • Contribute to occupancy goals by performing maintenance that promotes quality living.
  • Complete maintenance requests, document progress, and ensure follow-through.
  • Perform electrical repairs, install fixtures, and ceiling fans.
  • Repair HVAC and refrigeration units (certification required for refrigerant work).
  • Perform plumbing tasks, including clearing blockages and minor re-piping.
  • Carry out carpentry repairs and replacements.
  • Repair concrete, fencing, signage, and paint as directed.
  • Complete apartment make-ready procedures efficiently.
  • Supervise subcontractors’ work at the community.
  • Maintain grounds and common areas, including snow removal and trash removal.
  • Perform snow and ice removal safely.
  • Ensure security by replacing locks as needed.
  • Maintain pools and spa equipment if certified.
  • Support financial goals through productivity and cost awareness.
  • Manage materials and equipment efficiently.
  • Perform scheduled maintenance on community equipment.
  • Keep accurate maintenance records.
  • Inspect properties periodically and perform repairs as needed.
  • Participate in training seminars.
  • Maintain neat and safe shop and storage areas.
  • Stay informed on building codes and safety regulations.
  • Interact positively with residents to ensure satisfaction.
  • Demonstrate professionalism and integrity.
  • Maintain community cleanliness and curb appeal.
  • Comply with Fair Housing and OSHA standards.
  • Perform other duties as assigned.
