Summary

As a Maintenance Technician II, you will be responsible for providing excellent service to our residents by maintaining and improving the property’s appearance. Success in this role requires technical skills, passion, and a caring instinct to enhance lives and strengthen teams.

Essential Job Functions, Duties, and Responsibilities
  1. Ensure the physical aspects of apartments meet company standards and legal requirements by diagnosing problems, making repairs, tracking progress, and performing follow-up.
  2. Troubleshoot and repair appliances, HVAC systems, plumbing, and electrical systems.
  3. Prepare unoccupied apartments for occupancy by performing electrical, HVAC, EPA, plumbing, carpentry, appliance repairs, painting, cleaning, and other maintenance tasks as needed.
  4. Assist the Property Manager and team with special projects or requests.
  5. Help achieve occupancy goals through maintenance duties that promote quality living experiences.
  6. Complete maintenance service requests, document statuses, and ensure proper follow-up.
  7. Perform electrical repairs and install fixtures such as ceiling fans and lighting.
  8. Repair air conditioning, heating, and refrigeration units, with proper certification for refrigerant work.
  9. Handle plumbing tasks, including clearing stoppages, replacing fittings, and minor re-piping.
  10. Perform carpentry work, including repairing doors, windows, and building shelves.
  11. Repair concrete, fencing, signage, and other structures as needed.
  12. Paint and decorate apartments and common areas as directed.
  13. Complete apartment make-ready procedures efficiently for move-ins.
  14. Oversee subcontractors working on-site.
  15. Maintain grounds and common areas, including snow removal and trash management.
  16. Perform snow and ice removal to ensure safety.
  17. Replace locks on apartments and external doors for security.
  18. Maintain pool or spa equipment if applicable, with proper certification.
  19. Contribute to financial goals through productivity and cost awareness.
  20. Manage materials and equipment efficiently.
  21. Perform scheduled maintenance on equipment such as boilers, water heaters, and lawn equipment.
  22. Keep accurate records of maintenance, service requests, and inventories.
  23. Inspect apartments and common areas regularly, performing repairs as needed.
  24. Participate in training seminars as required.
  25. Maintain a clean and organized shop and storage areas.
  26. Stay informed on building codes and discuss impacts with management.
  27. Interact positively with residents to ensure satisfaction.
  28. Demonstrate professionalism and integrity as a community representative.
  29. Maintain community cleanliness and curb appeal.
  30. Comply with Fair Housing laws and OSHA standards.
  31. Perform other duties as assigned.
