Maintenance Technician II (Full Time) (Manufacturing)

The Maintenance Technician II role involves managing daily building and facility duties, including scheduled and unscheduled tasks such as checklists, preventive maintenance, and work orders. Responsibilities include pool and HVAC checks, maintaining records, and performing tasks like painting, cleaning, electrical, and plumbing to keep the building in excellent condition.

The starting salary is $23.00 hourly, with variations based on experience and background. The benefits package includes a range of perks and earned time off, which depend on full-time or part-time status.

Job Summary:

Under the guidance of a District Engineer, the Maintenance Technician II oversees the preventative/predictive maintenance program, building safety/security, and the efficient operation of building systems. Daily duties include managing checklists and work orders, both scheduled and unscheduled.

Essential Functions:
  • Develop and implement preventive and predictive maintenance plans, including maintaining logs for systems like Pool, HVAC, Boiler, Utilities, and Building Automation.
  • Inspect HVAC and Boiler systems regularly, replacing filters, belts, and cleaning components as needed.
  • Conduct safety audits for eyewash stations, emergency showers, lighting, fire safety equipment, AEDs, etc.
  • Coordinate with contractors for scheduled maintenance tasks.
  • Perform comprehensive inspections and report issues to the District Engineer.
  • Maintain organized workspaces and manage inventory of tools and supplies.
  • Follow best practices for tools, machinery, and chemicals, and train staff accordingly.
  • Utilize troubleshooting skills in plumbing, electrical, carpentry, and mechanical areas, demonstrating processes to other technicians.
  • Coordinate projects involving multiple technicians.
  • Use Building Automation System (StruxureWare) for system operations and troubleshooting.
  • Respond to maintenance requests via work order software, ensuring clear communication.
  • Assist in planning and executing maintenance and safety programs.
  • Work with vendors on budgets and assess maintenance needs financially.
  • Respond promptly to emergencies like fires, power failures, or pool closures.
  • Interact positively with members, staff, and contractors, promoting safety and best practices.
  • Carry a cellular phone for communication and emergencies.
  • Oversee security and safety of facilities, ensuring compliance with codes and regulations.
  • Complete required training and perform other duties as assigned.
Relationships:

This role reports to the District Engineer and interacts with branch departments to address maintenance concerns.

Qualifications:
  • Associate degree in a technical field or 2 years of related experience.
  • At least 2 years of experience in facility operations and maintenance.
  • Current 2nd Class C license or ability to obtain within 12 months.
  • Certified Pool Operator License or equivalent, obtainable within 9 months.
  • Experience with preventive maintenance practices.
  • Knowledge in heating, air conditioning, plumbing, electrical, carpentry, and pool operations.
  • Ability to interpret schematics and diagrams.
  • Strong communication skills.
  • Proficiency in Microsoft Office applications.
Work Conditions:

Requires lifting up to 75 pounds, working at heights, in various weather conditions, and handling chemicals and equipment safely. Must respond to emergencies and be able to drive to various sites as needed.
