Position: Maintenance Technician II

Location: Park West & American Legion - Easley, SC

Summary

The Maintenance Technician II, along with the Community Manager, is responsible for overseeing the physical assets, general maintenance repairs, apartment make-readies, preventive maintenance, and construction or rehabilitation projects for an apartment community. The role includes maintaining an adequate inventory of supplies, monitoring the monthly maintenance budget, and may offer promotion opportunities to Maintenance Supervisor. Flexibility to work varied schedules, including weekends, on-call, and some holidays, is required.

I. Essential Duties and Responsibilities
  1. Perform maintenance activities for the apartment community under the direction of the Community Manager and Maintenance Supervisor.
  2. Coordinate with the Maintenance Supervisor and Community Manager on apartment inspections, move-in/move-out reports, and scheduling.
  3. Determine weekly apartment make-ready and work order schedules.
  4. Report apartments ready for showing to the Community Manager/Maintenance Supervisor.
  5. Complete daily maintenance employee assignments in collaboration with management.
  6. Assist in maintaining exterior grounds and curb appeal.
  7. Perform repairs related to electrical, plumbing, HVAC, pools, appliances, drywall, etc.
  8. Identify, report, and correct hazardous community conditions.
  9. Respond to management requests and work orders for occupied apartments.
  10. Prioritize requests and emergencies using service requests and schedules.
  11. Coordinate warranty work orders with vendors.
  12. Schedule and prepare vacant apartments for new tenants, ensuring all repairs are completed and units are clean.
  13. Conduct daily property inspections for maintenance needs and hazards.
  14. Perform preventive maintenance on equipment and apartments as scheduled.
  15. Assist in ordering supplies and managing the maintenance budget with approval from management.
  16. Attend industry and company training programs as required.
  17. Monitor vendor performance and ensure quality control.
  18. Perform other duties as assigned by supervisors.
II. Knowledge, Skills, and Abilities
  • Proficiency with tools and equipment listed, including computer skills.
  • Ability to perform all facets of apartment make-ready.
  • Use independent judgment to prioritize tasks and handle emergencies.
  • Work under moderate to high stress, meeting deadlines and supervising staff.
  • Excellent interpersonal skills for interacting with vendors, contractors, and team members.
  • Ability to multitask, pay attention to detail, and work independently with professionalism.
III. Supervisory Responsibilities

May include oversight of Apprentice Techs or Maintenance Technician I, under direction of Community Manager and Maintenance Supervisor.

IV. Qualifications
  • Prior experience in apartment maintenance required.
  • Ability to troubleshoot and repair HVAC, plumbing, electrical, appliances, pools, and other systems.
  • Valid driver’s license and transportation for service calls.
  • EPA certification for refrigerant handling.
V. Education and Experience
  • High School Diploma or equivalent; some college or trade school preferred.
  • Minimum of 3 years general maintenance and/or 2 years in multi-family housing.
  • Certifications in relevant fields (e.g., Freon Recovery, CAMT, boilers, HVAC, plumbing, electrical, pool operation).
VI. Mathematical and Reasoning Skills

Ability to generate reports, communicate effectively, perform basic math, read diagrams, and follow written and verbal instructions.

VII. Physical Demands

Regularly use hands, talk, hear, and perform physical activities including lifting over 50 pounds, climbing, and working outdoors. Use safety equipment as required.

VIII. Working Conditions

Primarily indoor and outdoor work in a mobile environment with moderate noise levels.

IX. Policies and Procedures

Knowledge of company policies as outlined in the Employee Handbook is required.
