Bode is looking for a Maintenance Technician for a new lease-up community in Lake City. We seek a sharp, creative employee with strong social and organizational skills who will hit the ground running, work through unit punch, and assist in ensuring residents are happy with their homes.

The Maintenance Technician is responsible for diagnosing maintenance issues, making repairs, and completing requests promptly. They will also maintain the overall condition of the community, including grounds and common areas, to provide a quality living environment. Successful technicians will be customer-service focused, possess a sense of urgency, and be responsive to team needs.

They are skilled at completing repairs, assessing work for make-ready units, handling work orders, and being proactive with preventative maintenance. Essential Duties and Responsibilities

  • Perform maintenance duties, including work orders and preventative maintenance, with minimal supervision, following company policies and supervisor guidance. Complete documentation accurately and promptly.
  • Ensure apartments are ready for occupancy by performing electrical, HVAC, plumbing, carpentry, and other repairs as needed.
  • Maintain grounds, common areas, and amenities by cleaning, trash removal, vacuuming, pressure washing, and general upkeep.
  • Repair minor issues with building structures, ceilings, walls, floors, and mechanical systems.
  • Assist with unit turnovers, move-outs, inspections, and work orders.
  • Apply knowledge of building systems such as HVAC, security, sprinkler, fire alarms, plumbing, heating, and electrical systems for maintenance and repairs.
  • Comply with safety standards and laws, including Fair Housing, OSHA, and local codes. Attend safety meetings and report hazards promptly.
  • Respond quickly to emergencies during work hours and on-call situations.
  • Manage inventory of supplies and materials, track usage, and notify supervisors for reordering. Support cost-saving initiatives by repairing rather than replacing when possible.
  • Provide high-quality customer service to prospects, residents, vendors, and staff.
  • Perform additional duties as assigned, including scheduling vendors, tracking supplies, obtaining bids, and ensuring work completion per turn sheets.
  • Inspect properties regularly for curb appeal and maintenance needs, creating work orders for deficiencies and ensuring completion.
  • Coordinate with the maintenance manager on inventory and supplies.
  • Conduct periodic inspections of units and develop follow-up plans.
  • Know the locations and operation of water, gas, electrical shut-offs, and fire safety equipment.
  • Maintain and securely store all property-owned equipment, tools, and supplies.
  • Ensure all work is performed safely.
