Responsibilities

  • Perform maintenance and repairs in occupied and vacant homes including plumbing, electrical, HVAC, appliances, and carpentry.
  • Diagnose and troubleshoot maintenance issues and escalate complex repairs as needed.
  • Perform preventative maintenance on building systems and equipment.
  • Service and maintain HVAC systems (furnaces, AC, heat pumps).
  • Assist with make-ready processes for new residents.
  • Maintain property cleanliness and safety of common areas and amenities.
  • Document work orders accurately in property management systems.
  • Communicate progress and needs with Maintenance Supervisor.
  • Participate in team meetings and ongoing skill development.

About the Role

The Maintenance Technician II is an intermediate-level maintenance professional responsible for performing a wide range of repairs and preventative maintenance tasks across the community. This role plays a critical part in maintaining the quality, safety, and functionality of apartment homes and common areas while delivering a high level of service to residents. Working closely with the Maintenance Supervisor, this position is ideal for a skilled technician who can independently diagnose and resolve maintenance issues while contributing to overall property performance and resident satisfaction.

Key Responsibilities

Maintenance & Repairs

  • Complete maintenance requests in occupied and vacant apartment homes, including plumbing, electrical, HVAC, appliance, and carpentry repairs
  • Diagnose and troubleshoot maintenance issues, determining appropriate solutions and escalating complex repairs when necessary
  • Perform preventative maintenance on building systems, equipment, and apartment homes
  • Service and maintain HVAC systems, including furnaces, air conditioners, heat pumps, and related components
  • Repair and maintain residential appliances, plumbing systems, and electrical fixtures
  • Assist with make-ready processes to ensure apartment homes are prepared for new residents

Property Upkeep & Operations

  • Maintain the overall cleanliness and condition of the property, including grounds, common areas, and amenities
  • Walk the community regularly to remove debris and ensure a clean, safe environment
  • Use tools such as blowers and sweepers to maintain sidewalks, parking areas, and walkways
  • Support pool and spa maintenance, including cleaning, inspections, and safety checks
  • Complete assigned work orders accurately and document all completed tasks in property management systems
  • Interact professionally and courteously with residents, vendors, and team members
  • Respond to maintenance requests in a timely and effective manner, ensuring a positive resident experience
  • Communicate with the Maintenance Supervisor regarding work progress, challenges, and support needs
  • Participate in team meetings, training sessions, and ongoing skill development

Safety & Compliance

  • Follow all company safety policies and procedures, including OSHA, Fair Housing, ADA, and HAZCOM standards
  • Use appropriate safety equipment and follow proper handling procedures for tools and materials
  • Maintain awareness of utility shut-offs, safety systems, and emergency procedures
  • Ensure all work areas are clean, organized, and compliant with safety standards

What You Bring

  • High school diploma or equivalent required
  • Valid driver’s license and reliable transportation required
  • 2+ years of experience in multifamily property maintenance required
  • EPA Certification (Type II or Universal) required
  • Strong working knowledge of HVAC systems, plumbing, electrical, pool/spa maintenance, and appliance repair
  • CPO is preferred
  • Ability to diagnose and resolve maintenance issues independently
  • Experience with preventative maintenance programs and property upkeep
  • Strong problem-solving skills and attention to detail
  • Professional attitude with a strong customer service mindset
  • Ability to read, write, speak English to communicate with residents and vendors, to process Company paperwork, and to interpret safety and operating manuals and procedures
  • Ability to communicate effectively with residents, vendors, and team members
  • Ability to provide basic tools needed for maintenance work, including HVAC gauges if certified
  • Availability to work standard community hours, including evenings and weekends
  • Availability to participate in an on‑call rotation and provide after‑hours emergency services with the support of the Maintenance Supervisor

Physical Requirements

  • Regularly required to stand
  • Ability to climb stairs, walk, and balance is frequently needed
  • Sit, stoop, kneel, crouch, or crawl is frequently needed
  • Push or pull to move equipment, appliances, open and close doors, etc.
  • Climb ladders to perform routine maintenance/repairs
  • Grasping/gripping/turning to operate tools, equipment, and/or the phone frequently needed
  • Ability to taste or smell is frequently needed
  • Reaching above the shoulders frequently needed
  • Finger dexterity to operate tools frequently needed
  • Lifting and/or moving up to 75 lbs. regularly needed. Occasionally, over 75 lbs. is needed. Rarely will over 150 lbs. be needed. Weights over 50 lbs. should be accomplished with assistance from one or more persons
  • Constant need for vision in small detail, beyond arm’s reach, peripheral, depth perception, and the ability to adjust focus
  • Constant need for talking and hearing to communicate with residents and associates
