Job summary

Cottonwood Residential is seeking a Maintenance Technician II for Autumn Ridge Apartments. You will perform repairs and preventative maintenance to ensure safety and quality in occupied and vacant units, while delivering excellent resident service across a fast-paced multifamily environment.

The role partners with the Maintenance Supervisor, requires diagnosing issues independently, and supports make-ready processes. Valid driver’s license and EPA certification are required.

Qualifications

• High school diploma or equivalent required.
• Valid driver’s license and reliable transportation required.
• 2+ years of experience in multifamily property maintenance required.
• EPA Certification (Type II or Universal) required.
• Strong knowledge of HVAC, plumbing, electrical, pool/spa maintenance, and appliance repair.
• CPO is preferred.
• Ability to diagnose and resolve maintenance issues independently.
• Experience with preventative maintenance programs and property upkeep.
• Ability to read, write, speak English to communicate with residents and vendors, and to process paperwork.

Responsibilities

• Complete service requests in occupied and vacant apartments across plumbing, electrical, HVAC, appliances, and carpentry.
• Diagnose and troubleshoot issues; escalate complex repairs as needed.
• Perform preventative maintenance on building systems, equipment, and apartments.
• Service and maintain HVAC systems (furnaces, ACs, heat pumps).
• Repair and maintain appliances, plumbing, and electrical fixtures.
• Assist with make-ready processes for new residents.
• Maintain property cleanliness of grounds, common areas, and amenities.
• Walk the property regularly; ensure safe environment.
• Maintain documentation in property management systems; communicate with supervisor.

About the Role

The Maintenance Technician II is an intermediate-level maintenance professional responsible for performing a wide range of repairs and preventative maintenance tasks across the community. This role plays a critical part in maintaining the quality, safety, and functionality of apartment homes and common areas while delivering a high level of service to residents.Working closely with the Maintenance Supervisor, this position is ideal for a skilled technician who can independently diagnose and resolve maintenance issues while contributing to overall property performance and resident satisfaction.

Key Responsibilities

Maintenance & Repairs

• Complete service requests in occupied and vacant apartment homes, including plumbing, electrical, HVAC, appliance, and carpentry repairs
• Diagnose and troubleshoot maintenance issues, determining appropriate solutions and escalating complex repairs when necessary
• Perform preventative maintenance on building systems, equipment, and apartment homes
• Service and maintain HVAC systems, including furnaces, air conditioners, heat pumps, and related components
• Repair and maintain residential appliances, plumbing systems, and electrical fixtures
• Assist with make-ready processes to ensure apartment homes are prepared for new residents

Property Upkeep & Operations

• Maintain the overall cleanliness and condition of the property, including grounds, common areas, and amenities
• Walk the community regularly to remove debris and ensure a clean, safe environment
• Use tools such as blowers and sweepers to maintain sidewalks, parking areas, and walkways
• Support pool and spa maintenance, including cleaning, inspections, and safety checks
• Complete assigned work orders accurately and document all completed tasks in property management systems
• Interact professionally and courteously with residents, vendors, and team members
• Respond to service requests in a timely and effective manner, ensuring a positive resident experience
• Communicate with the Maintenance Supervisor regarding work progress, challenges, and support needs
• Participate in team meetings, training sessions, and ongoing skill development

Safety & Compliance

• Follow all company safety policies and procedures, including OSHA, Fair Housing, ADA, and HAZCOM standards
• Use appropriate safety equipment and follow proper handling procedures for tools and materials
• Maintain awareness of utility shut-offs, safety systems, and emergency procedures
• Ensure all work areas are clean, organized, and compliant with safety standards

What You Bring

• High school diploma or equivalent required
• Valid driver's license and reliable transportation required
• 2+ years of experience in multifamily property maintenance required
• EPA Certification (Type II or Universal) required
• Strong working knowledge of HVAC systems, plumbing, electrical, pool/spa maintenance, and appliance repair
• CPO is preferred
• Ability to diagnose and resolve maintenance issues independently
• Experience with preventative maintenance programs and property upkeep
• Strong problem-solving skills and attention to detail
• Professional attitude with a strong customer service mindset
• Ability to read, write, speak English to communicate with residents and vendors, to process Company paperwork, and to interpret safety and operating manuals and procedures
• Ability to communicate effectively with residents, vendors, and team members
• Ability to provide basic tools needed for maintenance work, including HVAC gauges if certified
• Availability to work standard community hours, including evenings and weekends
• Availability to participate in an on-call rotation and provide after-hoursemergency serviceswith the support of the Service Manager

• Constant need for vision in small detail, beyond arm’s reach, peripheral, depth perception, and the ability to adjust focus
• Constant need for talking and hearing to communicate with residents and associates
