Role Overview

Maintenance Technician II at Invitation Homes performing high‑quality maintenance work in single‑family rental homes while providing outstanding customer service to our residents.

Responsibilities

• Complete maintenance service requests across multiple trades.
• Provide excellent customer service and promote a quality living experience for all residents.
• Perform required work while demonstrating respect for the resident’s home.
• Complete regular ProCare visits in residents’ homes to perform proactive maintenance and repairs.
• Complete the associated checklist for each visit within the mobile app platform.
• Schedule the next ProCare maintenance visit with the resident through the maintenance mobile app.
• Educate residents regarding maintenance topics by showing the Invitation Homes expectations webpage (https://www.invitationhomes.com/resident-responsibilities).
• Educate residents on the functional systems of their rental home.
• Conduct general property condition assessments at all property visits and alert the property management team when items require immediate attention.
• Review and use Technician‑specific reports to identify opportunities for improvement.
• Perform repairs in vacant properties while they are on‑the‑market or during the turn process.
• Properly use and care for company‑supplied tools, materials, and vehicles.
• Proactively review the next day’s appointments to ensure the proper equipment, materials, information, and allotted time are available for a single‑visit completion.
• Adhere to all Invitation Homes safety guidelines.
• Perform other duties as assigned.

Qualifications

• High School diploma or equivalent.
• 2–5+ years proven experience in residential repairs and maintenance or related building maintenance experience.
• OSHA 10 certification (new hires have up to 90 days to complete).
• EPA Certification (TypeI, TypeII, or Universal HVAC) is a plus.
• Certified Pool Operator (CPO) certification is a plus.
• Excellent customer service and interpersonal skills; strong verbal and written communication skills; multi‑lingual skills are a plus.
• Comfortable using mobile devices such as iPad or iPhone and various mobile applications.
• Understanding of residential construction and mechanical systems; ability to perform general repairs in plumbing, electrical, carpentry, sheetrock, exterior structural, HVAC (minor), and appliances.
• Current driver’s license, automobile insurance, and any other licenses or certifications required by state law.
• Ability to work regularly, including occasional weekends and holidays.
• Ability to provide basic hand and power tools.
• Physical ability to lift and/or move more than 50 pounds and operate maintenance equipment.
• Capability to perform work that requires frequent climbing, reaching, bending, stooping, kneeling, crawling, pushing, pulling, lifting, talking, and hearing.

Salary Range

$20.19 – $35.00 per hour, plus eligibility for an annual discretionary bonus.
