Job summary

Vivmark Residential is seeking a Lead Maintenance Technician in Massachusetts to ensure safety, comfort and function of our properties. You will diagnose problems, perform repairs, and manage timely service requests to uphold high standards of living.

You will lead maintenance staff, coordinate PM tasks, and mentor junior technicians while maintaining a strong on-site presence and ensuring compliance with safety policies. This full-time role supports residents and property operations.

Qualifications

• 3+ years of experience in maintenance work, including HVAC, plumbing, electrical, and general maintenance.
• HVAC (CFC certifications) required or willingness to learn.
• Ability to participate in monthly on-call rotation.
• Strong communication with team and residents.
• Reading and following safety policies and procedures.
• Knowledge of PPE and safe chemical handling.
• Familiar with emergency systems and maintenance protocols.

Responsibilities

• Diagnose and repair HVAC, electrical, plumbing, major appliances, carpentry, and other systems.
• Assist with creating and organizing work orders and complete repairs promptly.
• Ensure vacant units and garages are rent-ready with turnkey tasks.
• Train and oversee Maintenance Technicians I and II.
• Conduct regular preventative maintenance (PM).
• Inspect grounds and building to identify maintenance needs.

As a Lead Maintenance Technician, you will play a pivotal role in ensuring the safety, comfort, and overall functionality of our properties. Your expertise will be essential in maintaining and enhancing our residents' living experiences. The Lead Maintenance Technician is responsible for diagnosing problems and making repairs in order to maintain the physical condition of the community and to ensure that service requests and repairs are made in a timely manner.

This Includes But Is Not Limited To

• Diagnose and repair problems in such areas as HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features (pools, spas, etc.), and waste management systems.
• Assist with creating and/or organizing work orders and general maintenance tasks. Complete assigned work orders and repairs consistent with company operating and equipment/supply standards and in a timely manner.
• Ensure vacant apartment homes and car garages are rent-ready in a timely manner including performing turnkey work, such as cleaning, carpet cleaning, appliance repair, caulking painting, and/or repairs to ensure apartment is ready for occupancy.
• Trains, mentors and oversees work/projects of Maintenance Technicians I and IIs.
• Conduct apartment Preventative Maintenance (PM).
• Inspect community’s grounds and buildings on a daily basis to identify maintenance needs.
• Maintain Incident and Injury Free safety culture by following all Vivmark's safety policies and procedures
• Perform Hot Works, when applicable, including brazing, soldering, and welding within Vivmark's Standards.

You Have

• 3+ years of experience in maintenance work, including knowledge surrounding HVAC repair, Plumbing, Electrical, and General Maintenance repair work.
• A valid driver's license.
• HVAC (CFC certifications required — or willingness/desire to learn).
• Ability to accommodate an on-call schedule in rotation with the team each month.
• Ability to communicate with our team members and residents in order to provide customer service.
• Ability to read and understand policies and procedures including but not limited to Key Control Policy, Apartment Home Turnover Policy and all Maintenance Emergency policies and procedures.
• Ability to identify cleaning and chemical supplies, ability to read and understand Hazard Communication Safety Data Sheets (SDS), ability to understand proper applications of chemicals and general cleaning supplies and ability to frequently handle these products.
• Knowledge of Personal Protective Equipment (PPE) and ability to use properly.
• Basic understanding of emergency systems, shutoffs, locations and sequence of operations.
• Demonstrates knowledge of paint types and paint tools.
