Qualifications

  • 3+ years of maintenance experience with HVAC, plumbing and electrical knowledge.
  • Valid driver’s license.
  • HVAC (CFC certs) or willingness to learn.
  • On-call schedule in rotation with the team.
  • Strong communication with residents and team members.
  • Ability to read policies including SDS and safety procedures.
  • Knowledge of PPE and safe chemical handling.
  • Understanding of emergency systems and shutoffs.
  • Familiarity with painting types and tools.

Responsibilities

  • Diagnose and repair HVAC, electrical, plumbing, appliances, carpentry and related systems.
  • Assist with organizing and prioritizing work orders and tasks.
  • Complete work orders to company standards and timelines.
  • Ensure vacant units are rent-ready through turn‑key repairs.
  • Train and mentor Maintenance Technicians I/II.
  • Perform preventative maintenance on systems and grounds.
  • Inspect grounds and buildings daily for maintenance needs.
  • Maintain safety culture and proper use of PPE.
  • Perform hot works when needed under safety standards.

Total Base Pay Range: $64,500.00 - $87,500.00

The Lead Maintenance Technician is responsible for diagnosing problems and making repairs to maintain the physical condition of the community and to ensure that service requests and repairs are made in a timely manner.

  • Diagnose and repair problems in such areas as HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features (pools, spas, etc.), and waste management systems.
  • Assist with creating and/or organizing work orders and general maintenance tasks.
  • Complete assigned work orders and repairs consistent with company operating and equipment/supply standards and in a timely manner.
  • Ensure vacant apartment homes and car garages are rent-ready in a timely manner, including performing turnkey work such as cleaning, carpet cleaning, appliance repair, caulking painting, and/or repairs to ensure apartment is ready for occupancy.
  • Train, mentor, and oversee work/projects of Maintenance Technicians I and IIs.
  • Conduct apartment Preventative Maintenance (PM).
  • Inspect community's grounds and buildings on a daily basis to identify maintenance needs.
  • Maintain Incident and Injury Free safety culture by following all Vivmark's safety policies and procedures.
  • Perform Hot Works, when applicable, including brazing, soldering, and welding within Vivmark's Standards.
You Have:
  • 3+ years of experience in maintenance work, including knowledge surrounding HVAC repair, Plumbing, Electrical, and General Maintenance repair work.
  • A valid driver's license.
  • HVAC (CFC certifications required - or willingness/desire to learn).
  • Ability to accommodate an on-call schedule in rotation with the team each month.
  • Ability to communicate with our team members and residents in order to provide customer service.
  • Ability to read and understand policies and procedures including but not limited to Key Control Policy, Apartment Home Turnover Policy and all Maintenance Emergency policies and procedures.
  • Ability to identify cleaning and chemical supplies, ability to read and understand Hazard Communication Safety Data Sheets (SDS), ability to understand proper applications of chemicals and general cleaning supplies and ability to frequently handle these products.
  • Knowledge of Personal Protective Equipment (PPE) and ability to use properly.
  • Basic understanding of emergency systems, shutoffs, locations and sequence of operations.
  • Demonstrates knowledge of paint types and paint tools.
