Summary

We have an exciting opportunity for a Full-Time Maintenance Technician II at Angelus Plaza in Downtown Los Angeles, CA. The role involves maintaining high-rise apartment buildings, ensuring the property remains in top condition, and providing residents with a safe and comfortable living environment.

Job Duties

• Work Order Management: Complete daily work orders promptly and efficiently to address residents' needs.
• Trash Compactor Maintenance: Unclog trash compactors twice daily.
• Routine Inspections: Regularly inspect buildings, roofs, and common areas for deficiencies.
• Safety Reporting: Report safety hazards to the Building Manager and supervisor.
• Preventative Maintenance: Schedule and complete all preventative maintenance tasks timely.
• Plumbing Repairs: Repair and unclog toilets, sinks, bathtubs/showers, and exterior drains.
• Appliance Repairs: Fix appliances such as refrigerators, stoves, and disposals.
• Electrical Maintenance: Replace lights, fixtures, and outlets as needed.
• General Repairs: Perform patching, painting, and caulking.
• HVAC Repairs: Address HVAC issues to ensure proper operation.
• Organized Workspaces: Keep storage and electrical rooms clean and orderly.
• Fire Safety: Conduct monthly fire extinguisher inspections.
• Unit Turnovers: Schedule and complete unit turnovers efficiently.

Requirements

• Communication Skills: Must communicate effectively in English, both verbally and in writing.
• On-Call Availability: Capable of being on-call with reliable transportation.
• Physical Stamina: Able to lift or move objects weighing at least 50 lbs.
• Adaptability: Handle change in a fast-paced environment and manage multiple tasks.
• Initiative: Self-starter capable of working independently.
• Experience: 4-6 years in maintenance or related field.
• Regulatory Knowledge: Familiarity with REAC/NSPIRE and other inspections.

Compensation

The actual salary depends on various factors including location, experience, and knowledge. The starting range is typically aligned with the minimum experience required. This role is non-exempt and eligible for overtime pay according to law. In Los Angeles, the expected pay range is $22.00 - $24.00 per hour.
