- Salary Range: $23 - $26 hourly (DOE)
- Work Schedule: Tuesday – Saturday (9:00am – 6:00pm)
- This position does not include a compensated apartment unit.

Job Summary
Under the supervision of the Maintenance Manager, the Maintenance Technician II assists in maintaining the overall appearance and maintenance of the community. Responsibilities include curb appeal, supporting the Maintenance Manager, coordinating make-readies and move schedules, performing repairs, preventative maintenance, and overseeing construction/rehabilitation projects. The role involves collaborating with the Maintenance Manager to support occupancy and resident retention by providing quality living experiences.
Essential Functions
- Assist with daily maintenance team activities, applying GK policies and standards.
- Ensure all work meets GK quality standards.
- Coordinate move-in schedules and ensure timely repairs; unit turns in 5 days.
- Manage service requests via Onesite; complete work orders within 24-48 hours.
- Communicate progress and issues to Maintenance Manager, report liabilities.
- Follow key control policies; secure all keys, no unauthorized removal.
- Provide excellent customer service to residents.
- Maintain inventory of supplies and equipment.
- Keep common areas clean and attractive.
- Perform property upkeep including trash removal, landscaping, and light maintenance.
- Assist with preventative maintenance on various systems and equipment.
- Participate in inspections and safety meetings.
- Respond to resident requests and emergencies promptly.
- Maintain a flexible schedule, including weekends, evenings, and holidays.
Other Responsibilities
- Regularly inspect and clean the property, including pet waste management and landscaping.
- Perform maintenance tasks such as painting, lighting, and equipment upkeep.
- Ensure work areas and tools are organized and safe.
- Maintain a professional attitude to ensure resident satisfaction.
- Perform additional duties as assigned.
Materials and Equipment
Use of ladders, power tools, hand tools, and maintenance supplies. Office equipment includes computers, phones, and filing systems.
Knowledge, Skills, and Abilities
- Effective communication with management, staff, and residents.
- Customer service skills and attention to detail.
- Ability to work independently and respond to emergencies.
- Valid driver’s license and reliable transportation.
- Proficiency in English and intermediate computer skills.
- Knowledge of maintenance procedures and budgeting.
Minimum Qualifications
- At least 2 years’ experience in maintenance or related field.
- Experience in multifamily property maintenance preferred.
- Strong organizational and communication skills.
- Knowledge of Fair Housing and OSHA regulations.
- Experience with work order management software and MS Office.
Physical Requirements
Active role involving standing, walking, lifting over 60 pounds, and various physical activities. Visual acuity and other sensory abilities required.
Working Conditions
Primarily indoor work with exposure to seasonal temperatures, noise, and mechanical hazards during repairs.
