Position Overview

As a Maintenance Technician I, you will be responsible for coordinating tasks and supplies to prepare vacant units for re-occupancy effectively. You will also assist the maintenance team with special projects. The Maintenance Technician I maintains the overall condition of the property, including exteriors, common areas, vacant units, floor care, and trash removal, as well as the surrounding property area, such as litter pick-up, janitorial duties, sidewalk clearing, and snow removal, ensuring a safe, attractive, and comfortable environment. The role involves performing preventative and corrective maintenance and maintaining relationships with current, prospective, and vendor partners. The position reports to the Maintenance Supervisor (for properties with over 300 units) or the Property Manager (for properties with fewer than 300 units).

Essential Functions and Responsibilities

  1. Clean and restore recently vacated apartment homes.
  2. Maintain cleanliness of the facility and grounds.
  3. Change bulbs, locks, and keys.
  4. Assist with the installation of appliances.
  5. Perform exterior/interior painting, caulking, and light drywall repairs.
  6. Manage painting, pressure washing, blower breezeways, and parking lots physically.
  7. Walkthrough upcoming or newly vacant units to forecast repairs.
  8. Create punch lists or quality control checklists for completed units.
  9. Assist with trash or belongings removal in vacant units.
  10. Perform quality control on systems, appliances, and aesthetics to meet move-in standards.
  11. Assist in prepping units for painting, including electrical and switch plate removal and reinstallation.
  12. Diagnose and perform minor and routine maintenance/repairs involving electrical, plumbing, HVAC, and appliances.

Required Education and Experience

  • Minimum of 1 year of related experience.
  • Reliable transportation and willingness to travel (generally 1-3 days weekly).
  • Excellent verbal and written communication skills.
  • Superior customer service, interpersonal, and problem-solving skills.
  • Ability to analyze problems, propose solutions, and implement corrective actions.
  • Ability to influence and gain support across stakeholders.
  • Knowledge of apartment building maintenance, minor repairs, hand tools, and power tools.
  • Ability to diagnose and repair routine maintenance issues.
  • Customer-focused with the ability to handle difficult situations and respond promptly.
  • Strong organizational skills and ability to prioritize tasks.
  • Ability to maintain confidentiality and emotional control.

Work Conditions & Physical Demands

  • Work indoors and outdoors in various weather conditions.
  • Ability to work independently or as part of a team, supporting special projects.
  • Physical ability to stand, walk, sit, handle objects, climb stairs, and lift up to 20 pounds.
  • Specific vision requirements include close, distance, peripheral, and depth perception.

Expected Hours of Work & Travel
