Job summary

Vivmark Residential in California is seeking a Porter/Custodian to maintain the exterior and interior conditions of our community while upholding safety standards. You will perform cleaning, upkeep, and basic maintenance to ensure a pristine living environment for residents.

This role combines custodial duties with light maintenance, including responding to routine work orders and assisting residents during move-in and move-out.

Qualifications

• 0-1 year of custodial/maintenance experience.
• Valid driver’s license required.
• Ability to read and follow policies and procedures including safety protocols.
• Familiarity with PPE and chemical handling basics.

Responsibilities

• Perform daily cleaning and maintenance of common areas, grounds, and amenities.
• Clean and sanitize high-traffic areas such as lobbies, hallways, elevators, and recreation spaces.
• Monitor outdoor spaces and maintain sidewalks, parking lots, and landscaping.
• Regularly empty trash and recycling areas and report safety concerns.
• Inspect and report maintenance or safety issues; assist with light repairs and touch-ups.
• Assist residents with moving in/out and help with loading/unloading belongings.
• Provide friendly customer service and support a positive resident experience.
• Maintain outdoor landscaping, including mowing, trimming, and planting flowers.
• Ensure outdoor areas are free of debris and litter; complete work orders.

The role of the porter is to maintain the exterior and interior physical condition of the community according to operating and safety standards. This role is a blend of maintenance work and custodial work.

You Will

• Perform daily cleaning and maintenance tasks to maintain the appearance of common areas, grounds, and amenities.
• Clean and sanitize high-traffic areas, including lobbies, hallways, elevators, and recreational spaces.
• Monitor and maintain cleanliness of outdoor spaces, including sidewalks, parking lots, and landscaping.
• Ensure trash and recycling areas are regularly emptied and kept tidy.
• Conduct routine inspections to identify and report maintenance or safety concerns.
• Address minor maintenance issues such as light bulb replacement, paint touch-ups, and furniture assembly.
• Assist residents with moving in and out of apartments, including loading/unloading belongings.
• Provide friendly and responsive customer service, addressing residents' needs and concerns in a courteous manner.
• Work collaboratively with the team to ensure a positive resident experience.
• Maintain outdoor landscaping, including mowing lawns, trimming bushes, and planting flowers.
• Keep outdoor areas clear of debris and litter.
• Completing work orders.

You Have

• 0-1 year of experience in custodial/ maintenance work.
• A valid driver's license.
• Ability to communicate with our team members and residents in order to provide customer service.
• Ability to read and understand policies and procedures including but not limited to Key Control Policy, Apartment Home Turnover Policy and all Maintenance Emergency policies and procedures.
• Ability to identify cleaning and chemical supplies, ability to read and understand Hazard Communication Safety Data Sheets (SDS), ability to understand proper applications of chemicals and general cleaning supplies and ability to frequently handle these products.
• Knowledge of Personal Protective Equipment (PPE) and ability to use properly.
• Basic understanding of emergency systems, shutoffs, locations and sequence of operations.
• Demonstrates knowledge of paint types and paint tools.
