Job summary

Vivmark Residential is seeking a Maintenance Technician I/Painter in Lexington, MA to keep common areas pristine and residents satisfied. The role covers cleaning, basic repairs, and light maintenance to ensure a first-class living environment.

Responsibilities include painting touch-ups, replacing light bulbs, assisting with move-ins, and maintaining outdoor spaces. A valid driver’s license and 0–1 year in custodial/maintenance are required.

Qualifications

• 0–1 year of custodial/maintenance experience.
• Valid driver’s license.
• Ability to read and understand policies and procedures (Key Control, Turnover, Maintenance Emergency).
• Knowledge of PPE and SDS handling and proper chemical use.
• Basic understanding of paint types and tools.

Responsibilities

• Perform daily cleaning and maintenance of common areas, grounds, and amenities.
• Clean and sanitize high-traffic areas (lobbies, hallways, elevators, recreation spaces).
• Maintain outdoor spaces and landscaping; empty trash and recycling areas.
• Report maintenance or safety concerns after routine inspections.
• Address minor maintenance tasks (light bulbs, paint touch-ups, furniture assembly).
• Assist residents with moving in/out and provide courteous customer service.

• Perform daily cleaning and maintenance tasks to maintain the appearance of common areas, grounds, and amenities.
• Clean and sanitize high-traffic areas, including lobbies, hallways, elevators, and recreational spaces.
• Monitor and maintain cleanliness of outdoor spaces, including sidewalks, parking lots, and landscaping.
• Ensure trash and recycling areas are regularly emptied and kept tidy.
• Conduct routine inspections to identify and report maintenance or safety concerns.
• Address minor maintenance issues such as light bulb replacement, paint touch-ups, and furniture assembly.
• Assist residents with moving in and out of apartments, including loading/unloading belongings.
• Provide friendly and responsive customer service, addressing residents' needs and concerns in a courteous manner.
• Work collaboratively with the team to ensure a positive resident experience.
• Maintain outdoor landscaping, including mowing lawns, trimming bushes, and planting flowers.
• Keep outdoor areas clear of debris and litter.
• Completing work orders.

You Have

• 0-1 year of experience in custodial/ maintenance work.
• A valid driver's license.
• Ability to communicate with our team members and residents in order to provide customer service.
• Ability to read and understand policies and procedures including but not limited to Key Control Policy, Apartment Home Turnover Policy and all Maintenance Emergency policies and procedures.
• Ability to identify cleaning and chemical supplies, ability to read and understand Hazard Communication Safety Data Sheets (SDS), ability to understand proper applications of chemicals and general cleaning supplies and ability to frequently handle these products.
• Knowledge of Personal Protective Equipment (PPE) and ability to use properly.
• Basic understanding of emergency systems, shutoffs, locations and sequence of operations.
• Demonstrates knowledge of paint types and paint tools.
