Job Description Salary: $19 - $23 per hour

Maintenance Technician I

Location: Creekside Village - Easley, SC / Parkway East - Greenville, SC

Summary

The Maintenance Technician I is responsible for general maintenance repairs, apartment make-readies, preventive maintenance, and construction or rehabilitation projects for an apartment community. This role includes maintaining inventory of supplies, monitoring the maintenance budget, and working a flexible schedule that may include weekends, on-call hours, and holidays. There is potential for promotion to Maintenance Technician II.

I. Essential Duties and Responsibilities
  • Perform maintenance activities under the supervision of the Community Manager/Maintenance Supervisor.
  • Assist with exterior grounds maintenance and curb appeal.
  • Conduct repairs related to electrical, plumbing, HVAC, pools, appliances, drywall, etc.
  • Identify and report hazardous conditions.
  • Respond to management requests and service requests for occupied apartments.
  • Prepare vacant apartments for new residents, including walk-throughs and make-ready activities.
  • Maintain cleanliness and safety standards in all units and common areas.
  • Perform preventive maintenance and assist with supplies and equipment needs, with prior approval.
  • Attend industry and company training programs as required.
  • Support vendor monitoring and quality control.
  • Perform additional duties as assigned.
II. Knowledge, Skills, and Abilities
  • Proficiency with various tools and equipment listed, including HVAC, plumbing, and electrical tools.
  • Ability to perform all aspects of apartment make-ready.
  • Use independent judgment to prioritize tasks and handle emergencies.
  • Excellent interpersonal skills for interacting with vendors, contractors, and team members.
  • Ability to manage multiple tasks, pay attention to detail, and work independently with professionalism.
IV. Qualifications
  • Prior apartment maintenance experience preferred but not required.
  • Basic troubleshooting skills for HVAC, plumbing, and electronic systems.
  • Valid driver’s license and transportation for service calls.
V. Advancement
  • Knowledge of HVAC troubleshooting and repairs, with EPA certifications (Type 1 and 2).
  • Minimum of 6 months experience as a Maintenance Technician I.
  • Good attendance and no warnings on record.
VI. Education and Experience
  • High School Diploma or equivalent required; some college or trade school preferred.
  • At least 3 years of general maintenance experience and/or 1-year multi-family or related service experience.
  • Certifications in plumbing, HVAC, and related fields preferred.
VII. Mathematical and Reasoning Skills

Ability to generate reports, interpret diagrams and meters, and communicate effectively in English.

VIII. Physical Demands

Regular use of hands, lifting, climbing, and exposure to outdoor elements and safety hazards. Ability to work overtime and service calls as needed.

X. Working Conditions

Primarily indoor and outdoor work environments with moderate noise levels.

XI. Policies and Procedures

Knowledge of company policies as per the Employee Handbook.
