Maintenance Technician I (Maintenance)

The Maintenance Technician role involves daily building and facility duties, including scheduled and unscheduled tasks such as checklists, preventive maintenance, and work orders. Responsibilities include pool and HVAC checks, maintaining records, and performing tasks like painting, cleaning, electrical, and plumbing to keep the building in excellent condition.

The salary starts at $21.00 hourly, with consideration of individual background and experience. The compensation package includes benefits and earned time off, varying by part-time or full-time status.
Job Summary:
Under the guidance of a District Engineer, the Maintenance Technician I manages preventive/predictive maintenance, building safety/security, and the operation of building systems. Daily duties include checklists and work orders, both scheduled and unscheduled.
Essential Functions:
- Perform preventive and predictive maintenance, including maintaining logs for pools, HVAC, boilers, utilities, and building automation systems.
- Inspect HVAC and boiler systems, replacing filters and belts, cleaning coils, and performing maintenance as needed.
- Conduct safety audits and ensure compliance with safety systems and emergency equipment.
- Coordinate with contractors for maintenance tasks requiring specialized equipment.
- Inspect facilities for issues, perform repairs, and report findings.
- Maintain organized workspaces, manage inventory, and follow best practices for tools and chemicals.
- Perform basic repairs in plumbing, electrical, carpentry, and mechanical areas.
- Respond to maintenance requests and urgent/emergency situations promptly.
- Engage with staff and members to promote a safe environment and communicate safety practices.
- Carry a cellular phone for communication and emergencies.
- Ensure security and safety policies are followed, and communicate compliance requirements.
- Attend training and perform other duties as assigned.
Qualifications include a current Special Engineers License or ability to obtain one, a Certified Pool Operator License or equivalent, strong communication skills, and basic computer skills. Preferred experience includes at least 2 years in facility maintenance and knowledge in various trades.
Work conditions involve physical activity, working at heights, handling chemicals, outdoor conditions, and responding to emergencies. Must be able to drive to various locations with little notice.
