Job summary

The Klotz Group of Companies is hiring a Maintenance Technician HVAC Certified to service Broxton Bay Apartments. This role handles routine and preventive maintenance, repairs, and make-ready tasks to ensure high-quality living spaces for residents.

A valid driver’s license and HVAC certification are required. Ideal candidates bring 1+ year of multifamily experience, proficiency with Office Suite, and familiarity with Rent Manager or similar property management software.

Qualifications

• 1+ years of experience in Multifamily properties.
• HVAC Certification required.
• Enthusiastic, creative, and able to think strategically and tactically.
• Proficient in Microsoft Office Suite.
• Property Management Software experience is a plus (Rent Manager).

Responsibilities

• Completes assigned work orders from resident requests and performs preventative maintenance.
• Prepares vacant apartments for leasing by completing pre-move-out inspections and creating punch lists.
• Manages materials, supplies, and equipment, tracks inventory, and notifies supervisor when re-orders are needed.
• Documents and records service requests accurately for tracking.
• Supports cost-control by repairing rather than replacing parts when feasible.
• Maintains grounds and common areas, performs cleaning, painting, and light maintenance.

Maintenance Technician HVAC Certified - Broxton Bay Apartments

Key Responsibilities:

• Completes assigned work orders generated from resident requests for service, as well as preventative maintenance on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
• Completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
• Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance department by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor about re-ordering needs.
• Completes documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.
• Supports cost-cutting and expense control programs by fixing rather than replacing parts, when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
• Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.

Preferred Qualifications:

• Knowledge of appliance repair, plumbing, electrical, HVAC, safety conscious, and light carpentry

Highly Desired Qualification:

• Universal EPA certifications

To be considered for this role candidates must have a valid Driver’s License.

• 1+ years of experience in Multifamily.
• Must have HVAC Certification
• Must be enthusiastic, creative, and able to think both strategically and tactically.
• Demonstrated proficiency in Office Suite tools.
• Property Management Software, experience with Rent Manager is a huge plus!
