Position Overview

As a Maintenance Technician I, you will be responsible for coordinating tasks and supplies to prepare vacant units for re-occupancy effectively. You will also assist the maintenance team with special projects. The Maintenance Technician I maintains the overall condition of the property, including exteriors, common areas, vacant units, floor care, trash removal, and the surrounding property area, such as litter pick-up, janitorial duties, sidewalk clearing, and snow removal, ensuring a safe, attractive, and comfortable environment. This role involves performing preventative and corrective maintenance, maintaining relationships with residents and vendors. The position reports to the Maintenance Supervisor (for properties with over 300 units) or the Property Manager (for properties with fewer than 300 units).

Essential Functions and Responsibilities

  1. Clean and restore recently vacated apartment homes.
  2. Maintain the cleanliness of the facility and grounds.
  3. Change bulbs, locks, and keys.
  4. Assist with the installation of appliances.
  5. Perform exterior/interior painting, caulking, and light drywall repair.
  6. Manage painting, pressure washing, blower breezeways, and parking lots physically.
  7. Conduct walkthroughs of upcoming or newly vacant units to forecast repairs.
  8. Create punch lists or quality control checklists after completing unit inspections.
  9. Assist with trash or belongings removal in vacant units.
  10. Perform quality control on all systems, appliances, and aesthetics to meet move-in standards.
  11. Prepare units for painting by performing breakdown and reassembly of electric and switch plates.
  12. Assist with diagnosing and performing minor and routine maintenance/repair involving electrical, plumbing, HVAC systems, and appliances.

Required Education and Experience

  • Minimum of 1 year of relevant experience.
  • Reliable transportation to carry out responsibilities.
  • Willingness and ability to travel, typically 1-3 days weekly.
  • Excellent verbal and written communication skills.
  • Superior customer service, interpersonal, and problem-solving abilities.
  • Ability to analyze problems, propose solutions, and implement corrective actions.
  • Effective influencing skills to support new ideas across stakeholders.
  • Knowledge of apartment building maintenance, minor repairs, and power tools.
  • Ability to diagnose and repair routine maintenance issues.
  • Customer management skills, including responding promptly and maintaining confidentiality.
  • Strong organizational and planning skills.
  • Ability to prioritize work activities efficiently.
  • Work Conditions & Physical Demands

    • Work is performed indoors and outdoors with exposure to various environmental conditions.
    • Ability to work independently or as part of a team, supporting managers with projects.
    • Strong collaboration and relationship-building skills across organizational levels.
    • Physical ability to stand, walk, sit, handle objects, climb stairs, and lift up to 20 pounds occasionally.
    • Specific vision abilities required include close, distance, peripheral, depth perception, and focus adjustment.
