As a Maintenance Technician, you will play a key role in maintaining the property by responding promptly to service requests and completing repairs. A strong background in plumbing, carpentry, and appliance repairs is essential.

Knowledge, Skills, and Abilities:

• Diagnose and repair appliances, HVAC, plumbing, electrical (when no license is required), carpentry, pool, roof, and gutter issues
• Handle landscaping and snow/ice removal
• Communicate effectively with residents and coworkers, even in difficult situations
• Provide exceptional customer service
• Perform service requests accurately and promptly
• Operate computers and software tools effectively
• Execute work orders and unit turns in accordance with Elmington standards

Essential Job Functions:

• Minimum 2 years of property maintenance experience
• Effective communication skills
• Maintain the physical condition of the property
• Use hand and power tools safely and effectively
• Conduct building maintenance and repairs
• Respond to issues outside of normal hours when required
• Accurately report work hours and activities
• Follow all company policies and procedures

Physical Demands and Work Environment:

• Frequently sit, stand, and walk
• Regularly talk and hear
• Use hands and fingers to handle objects and tools
• Occasionally climb, balance, stoop, kneel, crouch, or crawl
• Lift and move up to 25 pounds occasionally
• Have vision abilities including close, distance, peripheral, and focus adjustment
• Work environment typically moderate in noise and temperature, with seasonal outdoor work
