Where will this role work?

Highland Park Apartments, a residential community comprising 150 units, located in Milwaukee, WI.

Schedule & Hours:
  • The schedule for this role is Monday - Friday, 8 AM - 4:30 PM.
  • Some evening and weekend on-call rotations are required. Ask about our new on-call incentive program!
ESSENTIAL FUNCTIONS
  • Complete general maintenance and upkeep responsibilities including minor plumbing, electrical, HVAC, light carpentry, painting, and landscaping.
  • Respond to open work orders and resolve tenant requests within 24 hours.
  • Prepare and turn vacated apartment units within 24 hours; all vacated apartments must be painted, cleaned, carpets shampooed, and repairs completed promptly.
  • Assist in scheduling and completing preventive maintenance for buildings and equipment.
  • Perform hands-on repairs, preventative maintenance, and general upkeep with attention to detail.
  • Walk the property regularly to ensure compliance with tenant property rules and overall property condition.
  • Work on the last day and first day of each month until responsibilities are completed; some overtime may be required. Evening and weekend on-call rotations as needed.
  • Diagnose problems, replace or repair parts, test, and make adjustments.
  • Use various hand and power tools, electric meters, and material handling equipment.
Required Skills
  • High school diploma/GED and completion of a craft apprenticeship or equivalent experience in maintenance.
  • 1-4 years of maintenance or related carpentry/construction experience, preferably in residential or commercial real estate.
  • Possession or willingness to obtain a special boilers license.
  • Own hand tools required.
  • Willingness to run errands for supplies.
  • Excellent communication skills, both verbal and written.
  • Alignment with Sherman’s mission, vision, and values.
  • Flexibility in work hours based on portfolio needs.
WORK ENVIRONMENT
  • Exposure to fumes, airborne particles, moving mechanical parts, and noise.
PHYSICAL REQUIREMENTS
  • Active physical activity including standing, walking, bending, kneeling, stooping, crouching, crawling, climbing, and lifting items over 50 pounds.
  • Good vision, including close, distance, peripheral, and depth perception.
ADDITIONAL SCREENING REQUIREMENTS
  • Valid driver’s license, clean driving record, and pass MVR check.
  • Complete pre-employment strength test or CRT examination.
  • Meet criminal background screening requirements.
