Franklin Group is seeking a Maintenance Technician to uphold the operation and upkeep of its property buildings and grounds in Punta Gorda, FL. You will diagnose problems and perform repairs across HVAC, electrical, plumbing, carpentry, drywall, and other systems, ensuring safe, clean, and well-maintained facilities.
Responsibilities include responding to resident work orders promptly, maintaining tools and equipment, inspecting vacant units, and adhering to OSHA and safety policies.

Job Summary: Maintains efficient operation and upkeep of the property buildings and grounds. Diagnose problems and make repairs in areas such as HVAC, electrical, plumbing, pool, carpentry, drywall, exterior structural, and appliance.
This job has no supervisory responsibilities.
Driving Requirements: Must have a valid driver’s license and be able to drive to daily activities.
Education and/or Experience: High school diploma or GED; or one to three years related experience and/or training; or equivalent combination.
Equipment, Machinery and Tools: Must use gloves, eye protection and other PPE as tasks dictate. Must be skilled in the safe use and maintenance of tools such as wrenches, hammers, grips, saws, sledgehammers, snips, posthole diggers, wheelbarrows, dollies, hand trucks, buckets, jacks, step ladders, full ladders, shovels and snow blowers.
Language Skills: Ability to read and interpret safety rules, operating and maintenance instructions and procedure manuals.
Mathematical Skills: Ability to add and subtract two‑digit numbers and to multiply and divide by tens and hundreds, using units of American currency, weight, volume and distance.
Reasoning Ability: Apply common sense to carry out detailed written or oral instructions and solve problems involving a few concrete variables in standardized situations.
Certificates, Licenses and Registrations: HVAC certification preferred; Certified Apartment Maintenance Technician (CAMT) recommended; Fair Housing Certification required within one day of hire.
Physical Demands: The employee is regularly required to stand, use hands, reach; walk, climb, balance; sit, stoop, kneel, crouch; lift and/or move 25–60 pounds and occasionally more than 100 pounds with assistance. Vision requirements include close, distance, color, peripheral, depth perception and focus adjustment.
