Position Purpose And Summary
The Maintenance Technician position must demonstrate and promote a strong commitment to providing the best possible experience for our guests and associates. The position is responsible for ensuring that all property equipment is functioning, premises are maintained in a pristine condition, and that all guest rooms are in good repair. The position is responsible for ensuring that all tasks outlined in the Green Shield Binder and as directed by the management team and/or Regional Asset Manager are completed in a timely fashion in accordance with company standards.

Major / Key Job Duties
- Demonstrates and promotes a 100% commitment to providing the best possible experience for our guests and associates.
- Works with minimal supervision while performing all essential duties to satisfaction and within company standards.
- Responds to and assists with all guest requests with diligent follow-through in accordance with company guidelines and procedures.
- Performs the out of room cleaning outlined in the Green Shield Binder to ensure that the premises are maintained in pristine condition. This includes but is not limited to trash and debris, trash containers, cleanliness of building interior and exterior, grounds, walkways, stairwells, driveways and parking areas to include removal of snow/ice in walkways where applicable.
- Performs repairs listed on work orders and following the work order process as outlined in the Green Shield Binder. Repairs must be made in a timely fashion and professional manner.
- Completes preventative maintenance inspections and repairs as outlined in the Green Shield Binder.
- Follows the Green Shield Inspection schedule daily to accomplish all tasks in a timely fashion according to company standards.
- Maintains all records as outlined within the Green Shield Binder, including but not limited to Guest Room PM deficiencies, PM Room Inspections, Life Safety Inspections, Elevator Inspections, and Non-Guest Room Deficiency Log.
- Follows the outlined workflow on the Green Shield Schedule, utilizing SOPs as a reference to complete all tasks per company standards.
- Maintains organized and clean work area in the maintenance room, manages and safeguards all maintenance tool inventory daily, and ensures all tools are in good working condition.
- Maintains clean and organized boiler rooms, electric rooms, HVAC rooms, fire sprinkler rooms, in accordance with company standards and local ordinances.
- Ensures all fire safety equipment (fire alarm system, smoke detectors, CO detectors, fire extinguishers, etc.) are operational and inspections are current and compliant with standards and ordinances.
- Complies with all ESA safety and security policies, including OSHA and ADA.
- Where applicable, maintains pool and/or spa in accordance with ESA policies, procedures, and local ordinances.
- Handles or assists with emergency responses at the property or sister sites when directed by management.
- Monitors and follows up with outside vendors as directed by management.
Other Duties
- Assists with cleaning hotel areas as assigned, including front desk, breakroom, guest laundry, fitness room, vending areas, stairwells, and common areas.
- Responsible for maintaining overall hotel cleanliness.
- Performs other duties as assigned by management.

Compensation
Pay ranges vary by state:
- California: $18.00 - $25.00
- Colorado: $17.00 - $22.00
- Illinois: $17.00 - $22.00
- Minnesota: $17.00 - $22.00
- New Jersey: $17.00 - $25.47
- Washington: $18.50 - $25.00
- Whitestone, NY: $20.97 - $22.32
Knowledge, Skills, Abilities & Competencies
- Proficient in English, able to interact with guests, associates, and vendors.
- Follow safety rules, instructions, manuals, and company standards.
- Write routine reports and correspondence.
- Perform basic mathematical operations and measurements.
- Use good judgment at all times.
- Assist with guest issue resolution per policies.
Environmental Job Requirements
- Remain stationary, navigate the hotel, handle objects, and detect scents and sounds.
- Access low areas, heights, and maintain stability; bend, kneel, or crouch.
- Push/pull objects up to 50 pounds.
- Work in various weather and conditions, including wet, humid, and near moving machinery.
- Work in noisy environments and possibly travel within a reasonable area.
Minimum Qualifications
- High School Diploma or GED, or 1-3 months related experience, or equivalent.
