Position Purpose And Summary
The Maintenance Technician position must demonstrate and promote a strong commitment to providing the best possible experience for our guests and associates. The role involves ensuring all property equipment functions properly, premises are maintained in pristine condition, and guest rooms are in good repair. The technician is responsible for completing tasks outlined in the Green Shield Binder and as directed by management or the Regional Asset Manager, in a timely manner and according to company standards.

Major / Key Job Duties
- Demonstrates and promotes a 100% commitment to providing the best possible experience for our guests and associates.
- Works with minimal supervision while performing all essential duties to satisfaction and within company standards.
- Responds to and assists with all guest requests with diligent follow-through in accordance with company guidelines and procedures.
- Performs out-of-room cleaning as outlined in the Green Shield Binder to maintain pristine conditions. This includes trash removal, cleaning building interior and exterior, grounds, walkways, stairwells, driveways, parking areas, and snow/ice removal where applicable.
- Performs repairs listed on work orders, following the process outlined in the Green Shield Binder, ensuring repairs are timely and professional.
- Completes preventative maintenance inspections and repairs as outlined in the Green Shield Binder.
- Follows the Green Shield Inspection schedule daily to complete all tasks in a timely fashion per company standards.
- Maintains all records as outlined within the Green Shield Binder, including guest room deficiencies, inspections, safety checks, and logs.
- Follows the workflow on the Green Shield Schedule, utilizing SOPs as reference to ensure all tasks meet company standards.
- Maintains an organized and clean work area in the maintenance room, manages and safeguards all tools, ensuring they are in good condition.
- Maintains cleanliness and organization of boiler rooms, electrical rooms, HVAC rooms, fire sprinkler rooms, in accordance with standards and local regulations.
- Ensures all fire safety equipment is operational, inspections are current, and compliant with standards and regulations.
- Complies with all ESA safety and security policies, including OSHA and ADA requirements.
- Where applicable, maintains pool and spa facilities in accordance with ESA policies and local ordinances.
- Handles or assists with emergency responses at the property or sister sites as directed by management.
- Monitors and follows up with outside vendors when directed by management.
Other Duties
- Assists with cleaning hotel areas as assigned, including front desk, breakroom, laundry, fitness room, vending areas, stairwells, and common areas.
- Responsible for maintaining overall hotel cleanliness.
- Performs other duties as assigned by management.

Pay ranges vary by state, with specific ranges listed below. Compensation may differ based on role, experience, and location. The company complies with all minimum wage laws.

- Minnesota: $17.00 - $22.00

Knowledge, Skills, Abilities & Competencies
- Proficient in English; able to interact effectively with guests, staff, and vendors.
- Follow safety rules, operating instructions, and company procedures.
- Write routine reports and correspondence.
- Perform basic math operations and measurements accurately.
- Exercise good judgment at all times.
- Assist in resolving guest issues per company policies.
Environmental Job Requirements
- Remain stationary, navigate the hotel, handle objects, and detect scents and sounds.
- Access low areas, work at heights, and maintain balance.
- Push/pull objects weighing up to 50 pounds.
- Work outdoors and in various environmental conditions, including wet, humid, and potentially hazardous conditions.
- Work in environments with noise, fumes, chemicals, and electrical risks.
- Travel within a reasonable geographic area as needed.
Minimum Qualifications
- High School Diploma or GED, or 1-3 months related experience, or equivalent education and experience.
