Job summary

NALS Apartment Homes seeks a skilled Maintenance Technician to support properties in Albuquerque, New Mexico. You will perform routine maintenance, repairs, and make-readies across several communities, including pool/spa upkeep and grounds maintenance.

Requirements include at least 2 years of multifamily maintenance experience, painting knowledge, and strong building systems skills. This role requires a valid driver’s license and weekend on-call availability as needed.

Qualifications

• Minimum 2 years of multifamily maintenance experience.
• Experience with painting.
• Knowledge of building systems.
• Understanding of unit turn process.
• Knowledge of plumbing, pool & spa.
• Strong HVAC, appliance repair, electrical, and basic roofing repairs.
• Valid driver’s license and current auto insurance may be required.
• 40-hour work week; weekend availability while on-call.
• Work indoors and outdoors in all weather.
• Medium to heavy work; lift up to 100 lbs. with frequent lifting up to 50 lbs.
• Good hand-eye coordination; ability to ascend/descend ladders and perform repetitive tasks.

Responsibilities

• Perform routine maintenance and repairs across multiple properties.
• Ensure service requests, callbacks, and work orders are completed promptly.
• Complete assigned maintenance make-ready sheets.
• Turn vacant apartments.
• Maintain pools and spas incl. chemical testing and cleanliness.
• Maintain property grounds, workplace, and maintenance shop.
• Respond to after-hour calls and emergencies.
• Perform additional duties, responsibilities, or projects as assigned.

What you will do

• Skills relating to all building systems
• Knowledge and understanding of the unit turn process
• Knowledge in plumbing and pool and spa
• Strong knowledge of HVAC, appliance repair, electrical repairs, and basic roofing repairs
• Valid drivers’ license and current auto insurance may be required
• 40-hour work week; weekend availability required while on-call (if applicable)
• Working inside and outside in all types of weather
• Medium to heavy work, requiring prolonged or repeated standing, walking, climbing, stooping, kneeling, crouching, and lifting to a maximum of 100 lbs., with frequent lifting and carrying of up to 50 lbs.
• Good hand and eye coordination are essential, including the ability to ascend and descend ladders and stairs, and perform repetitive/continuous tasks according to set procedures and sequences
