Job summary

ZRS Management LLC is seeking a dedicated Maintenance Technician to support our properties. You will work with the Maintenance Supervisor to deliver skilled, efficient, and professional service, with opportunities for promotion to Maintenance Supervisor.

The role reports to the Property Manager and covers preventive maintenance as well as resident-facing repairs. Responsibilities include plumbing, electrical, HVAC, and appliance maintenance, turnover work within 3–5 business days, and site

Qualifications

  • Valid driver's license with acceptable driving record and proof of auto insurance.
  • EPA certification preferred; if required at a specific property, must be obtained within 90 days of start date.
  • Maintenance experience & knowledge in plumbing, electrical, HVAC and appliances.

Responsibilities

  • Perform independently technical maintenance repairs to plumbing, electrical, heating, and air conditioning, appliances, and any other aspect as needed.
  • Perform apartment turnover maintenance within 3–5 business days and turnover checklist completion.
  • Turnover maintenance includes installing blinds, changing filters, replacing bulbs, drip pans, door stoppers, caulk and other repairs.
  • Common area maintenance including cleaning, sweeping, mopping, vacuuming, trash removal and exterior upkeep.
  • Monitor building exterior for roof, siding, shutters, etc.
  • Assist in preventive maintenance program for area of responsibility.
  • Ensure safety of all equipment and structures; maintain inventory of tools and equipment.
  • Keep work area clean and orderly; observe all safety rules.
  • Possibly on-call hours and teamwork within residency community.

Job Description

The Maintenance Technician’s primary goal is to provide exceptional service to our residents. The Maintenance Technician will work hand-in-hand with the Maintenance Supervisor to provide skilled, efficient and professional service. Through dedication and uncompromised service, this position can be promoted to Maintenance Supervisor. The position of Maintenance Technician reports directly to the Property Manager. The Maintenance Technician is responsible for the overall maintenance of the property, including but not limited to:

Perform independently technical maintenance repairs to plumbing, electrical, heating, and air conditioning, appliances, and any other aspect as needed.

Perform apartment turnover maintenance in three to five business days and turnover checklist completion.

Turnover maintenance includes but is not limited to: installation of blinds, change filters, replace bulbs, replace drip pans as needed, and replace door stoppers, caulk, and other miscellaneous repairs as needed.

Common area maintenance includes sweeping, mopping, vacuuming, emptying trash, pressure washing, cleaning windows etc.

Monitor building exterior for issues with roof, siding, shutters, etc.

Help maintain an effective preventive maintenance program for area of responsibility.

Assume primary responsibility for the safe condition of all equipment or structures in area of expertise.

Enter any newly purchased tools or equipment into inventory.

Keep work area clean and orderly.

Observe all safety rules.

Qualifications

Must have valid driver's license with an acceptable driving record & proof of automobile insurance coverage.

EPA certification preferred.

If required at a specific property, certification must be obtained within 90 days of the employment start date.
