Job Summary

This position performs technical and mechanical work to ensure the physical aspects of the buildings, grounds, amenities, and common areas meet the company’s standards for cleanliness, appearance, safety, and functionality.

Schedule: Monday-Friday + rotating on-call schedule

Responsibilities
  1. Complete work orders from resident requests and preventative maintenance, diagnosing issues and making repairs following safety standards and codes.
  2. Prepare vacant units for leasing by conducting pre-move-out inspections, creating punch lists, scheduling vendors, and inspecting completed work.
  3. Manage materials and supplies, tracking inventory, returning unused items, and notifying supervisors for reordering.
  4. Accurately document service requests and maintenance activities.
  5. Maintain grounds and common areas, including trash pickup, pressure washing, cleaning, and painting.
  6. Support cost control by repairing rather than replacing parts and practicing efficient use of materials and tools.
Additional Responsibilities
  1. Follow safety policies, participate in safety meetings, and report incidents promptly.
  2. Inspect work by contractors and vendors to ensure quality standards.
  3. Conduct property inspections to identify safety concerns and communicate needs to management.
Physical Demands
  • Stand, walk, sit, bend, climb ladders, reach, carry, and crawl in confined areas.
  • Work outdoors in all weather conditions.
  • Lift up to 25 pounds independently, 50 pounds with assistance.
  • Occasional travel may be required.
  • Work flexible hours, including evenings, weekends, and holidays.
Qualifications

EPA Type 1 and II or Universal refrigerant certifications required. Valid driver’s license necessary for operating golf carts on property. All certifications as per state and local laws required.

Compensation and Benefits

Hourly range: $28.00 - $30.00. Additional compensation may include bonuses based on performance and position type. Benefits include medical, dental, vision, disability, life insurance, paid time off, onsite housing discounts, sabbaticals, 401(k) matching, parental leave, employee assistance, and more. Benefits vary for union and prevailing wage roles.
