Position Description

Job Title: Maintenance Technician

Job Type/FLSA: Full-Time; Non- Exempt

Reporting Functions: Reports to the Director of Priest Services and Diocese of Allentown Property and Facilities Manager; No supervisory duties.


Job Function: Perform facilities maintenance at Holy Family Villa and Diocese Administration Locations.


Duties and Responsibilities:

  • Assist and perform routine maintenance and repairs to Holy Family Villa in Bethlehem, the Diocese offices at 1515 MLK Jr. Drive, Tribunal Office, Chancery Office, Mercy Special Learning Center, and Bishop's Residences in Allentown. This includes but not limited to fixing non-structural damage and general maintenance of buildings and grounds with general electric, carpentry, plumbing, and painting tasks. For example, window, door adjustments or patching walls, repair leaking plumbing to avoid water damage and restore full use of water fixtures, identifying damaged electrical wiring, water well and septic system maintenance, repainting of walls and window frames, fish pond cleaning, fall leaf clean up, trash and recycling, landscaping, and pest control.

  • Assist and perform routine maintenance of the interior, exterior and outside grounds of Holy Family Villa, as well as perform and oversee preventative maintenance in a safe and efficient manner. Completes work within established procedures and process under both verbal and written instructions.

  • Assist with the coordination of the building HVAC equipment and back-up generator maintenance program and operation to keep the facility climate control system and emergency power system functioning properly.

  • Contact and schedule vendors and contractors for routine and emergency repairs, and scheduled equipment maintenance with necessary supervisor approvals. Maintain records of all reports, inspections, and certifications of equipment and contracted work.

  • Maintain/ perform minor routine repairs elevator, laundry, and dietary equipment.

  • Coordinate and perform preventative maintenance measures to the building to reduce the risk of future problems and safety concerns, such as roof checks, gutter downspout water flows, and annual fire extinguisher inspections.

  • Coordinate and oversee contractors performing maintenance, to include but not limited to landscaping, snow removal, plumbing, paved surfaces, roofing, and pest control.

  • Coordinate and perform maintenance of Diocese owned fleet of vehicles at Holy Family Villa and the Administration Locations.

  • Support the collection, inventory, proper storage, and distribution of new and used religious items.

  • Coordinate and perform maintenance of office equipment including the copiers, postage meter, typewriters, paper-folders and furniture.

  • Assist with the security of Holy Family Villa, Diocese Administrative locations, and Residential houses. This includes the distribution of keys, access badges, and coordination with the security alarm contractor.

  • Assist in the purchasing, and distribution of office supplies for and Holy Family Villa and Administrative locations.

  • Perform training on fire or other related equipment to all staff in the performance of their duties. This includes fire drills, resident emergency key control system, and emergency shut offs.

  • Perform quarterly fire drills for staff and biannual fire drills for Holy Family Villa residents. Moves heavy objects with the assistance of provided equipment (dollies, hand trucks, carts).

  • Coordinate with the contractors for snow removal and landscape maintenance. Assist with snow removal and any other outside yard maintenance when required.

  • Perform all tasks of maintaining the exterior grounds of Holy Family Villa which includes but is not limited to mowing, trimming, weeding, watering and brush/leaf/trash collection. In addition, the scraping and painting of exterior areas (not to exceed 15 feet in height) and all other duties as assigned.

  • Maintain a clean and orderly maintenance office. Maintain all necessary tools, equipment and PPE to perform various job duties.

  • Maintain the confidentiality of all staff and resident information.

  • Perform Courier duties as needed.

  • Perform other duties as assigned.

Education Requirements:

  • High School Diploma or equivalent.

  • Other knowledge:
    • Computers.
    • A.V. equipment.
    • Basic use of Microsoft word and excel software programs.

Other Requirements:

  • 3-5 years of building (preferably healthcare) maintenance experience required.

  • Working knowledge of federal and state building codes and safety regulations.

  • A basic knowledge of plumbing, electrical, carpentry, heating and air conditioning, roofing, boilers, painting, grounds, and appliance repair.

  • 24-hour availability cell phone, which is provided.

  • Ability to read and understand building specifications and blueprints.

  • Ability to perform various inspections and assessments on Diocesan properties.

  • Valid driver's license.

Working Conditions: Normal office environment. Subject to weather conditions when performing maintenance duties. Work Hours: 40 hours/week, Monday - Friday, 7:30 a.m. to 4:30 p.m. Subject to call-in in the event of a diocesan emergency condition. May be required to work in excess of normal work hours occasionally.
