Qualified candidates must be professional and friendly. The maintenance technician is responsible for maintaining the physical integrity of the community at all times, ensuring a safe and secure living environment for residents, visitors, and staff. Responsibilities include general repairs to apartments and common areas, vacant apartment preparation, trash removal, emergency repairs, cleaning, landscaping, ordering maintenance equipment, record keeping, accepting deliveries, and moving furniture and appliances.

Core Duties:
  • Address resident service and maintenance requests promptly.
  • Communicate with residents regarding pending items or service request status to ensure satisfaction.
  • Maintain the physical property and immediately correct unsafe conditions.
  • Keep accurate records of preventive maintenance, service requests, expenditures, apartment make-ready status, and ongoing work.
  • Ensure all repairs and services are completed on schedule.
  • Maintain grounds through raking, sweeping, shoveling, and salting as needed.
  • Change locks and keys.
  • Perform other duties as assigned.
Requirements:
  • At least 1 year of experience in property maintenance or a related field.
  • Ability to interact professionally with prospects, residents, staff, and management.
  • Hands-on experience with plumbing, carpentry, electrical, HVAC systems (heat pump experience a plus), swimming pools, landscaping, and cleaning.
  • Own tools and reliable transportation for obtaining parts and supplies.
  • HVAC certification required; CPO certification preferred.
  • Must have a CFC/EPA approved certification or be willing to obtain within 45 days of hire.
  • CAMT certification preferred; willingness to obtain if requested.
  • Physical ability to lift up to 50 lbs., climb ladders and stairs, walk between buildings and on roofs, stoop, kneel, and bend, with good hand-eye coordination and manual dexterity.
  • Adherence to OSHA guidelines for safety.
  • Proficiency in Microsoft Office Suite (Word, Excel, Outlook).
  • Fair Housing certification prior to interacting with prospects or residents.
  • Ability to travel for parts and supplies pickup.
  • Completion of a drug and background screening required.

Work hours: 40+ hours per week, including evenings, weekends, and on-call hours as needed.
