Position Summary:

The Maintenance Technician, under the supervision of the Maintenance Supervisor, oversees the daily maintenance of the community's interior and exterior. Responsibilities include maintenance, repair, and rehabilitation tasks, ensuring proper operation of appliances, HVAC, lighting, and more. The role involves responding to work orders, assisting with unit make-ready, pool maintenance, exterior upkeep, and responding to after-hours emergencies, including being on-call.

Essential Job Functions:

1. Make Ready – 60%
2. Complete make-ready processes for vacant apartments.
3. Perform carpentry repairs, including porches, walls, windows, siding, and doors.
4. Inspect facilities, complete maintenance reports, and perform corrective actions.
5. Install and repair flooring and countertops; repair roof coverings.
6. Read and interpret blueprints and diagrams.

1. Ticket Runner – 20%
2. Handle maintenance service requests promptly.
3. Operate and maintain mechanical tools and equipment.
4. Perform preventative maintenance and coordinate with the projects team.
5. Monitor work by outside contractors and handle emergency maintenance on-call.

1. Groundskeeping – 10%
2. Assist with grounds work, trash removal, and landscaping.
3. Follow safety standards and guidelines.
4. Assist with vacant apartment clean-outs.

1. Administrative and Other Tasks – 10%
2. Maintain inventory and report damages or issues.
3. Ensure ethical and fair work practices.
4. Maintain professionalism with vendors and team members.

Qualifications & Requirements:

• 1-2+ years experience in construction or maintenance/repair.
• Skills in electrical, plumbing, HVAC, carpentry, drywall, and appliances.
• Knowledge of repair techniques and ability to use hand and power tools.
• Self-motivated, results-driven, able to handle difficult situations.
• Ability to work under pressure, follow directions, and be on-call.
• Flexibility for extended hours and travel between properties.
• Reliable transportation and a valid driver’s license.

Education:

• High School Diploma or GED; associate degree or technical training preferred.
• Knowledge of OSHA laws; basic computer skills helpful.

Physical & Work Environment:

The role requires physical mobility, ability to lift up to 100 pounds, climb ladders, and work in various weather conditions. Visual and hearing abilities must be adequate for safety and communication. The work environment includes outdoor and indoor settings, with noise levels from quiet to moderate loudness.
