About the Role
The Maintenance Technician II is an intermediate-level maintenance professional responsible for performing a wide range of repairs and preventative maintenance tasks across the community. This role plays a critical part in maintaining the quality, safety, and functionality of apartment homes and common areas while delivering a high level of service to residents. Working closely with the Maintenance Supervisor Manager, this position is ideal for a skilled technician who can independently diagnose and resolve maintenance issues while contributing to overall property performance and resident satisfaction.
Key Responsibilities
Maintenance & Repairs
Complete service requests in occupied and vacant apartment homes, including plumbing, electrical, HVAC, appliance, and carpentry repairsDiagnose and troubleshoot maintenance issues, determining appropriate solutions and escalating complex repairs when necessaryPerform preventative maintenance on building systems, equipment, and apartment homesService and maintain HVAC systems, including furnaces, air conditioners, heat pumps, and related componentsRepair and maintain residential appliances, plumbing systems, and electrical fixturesAssist with make-ready processes to ensure apartment homes are prepared for new residentsProperty Upkeep & Operations
Maintain the overall cleanliness and condition of the property, including grounds, common areas, and amenitiesWalk the community regularly to remove debris and ensure a clean, safe environmentUse tools such as blowers and sweepers to maintain sidewalks, parking areas, and walkwaysSupport pool and spa maintenance, including cleaning, inspections, and safety checksComplete assigned work orders accurately and document all completed tasks in property management systemsCustomer Service & Team Collaboration
Interact professionally and courteously with residents, vendors, and team membersRespond to service requests in a timely and effective manner, ensuring a positive resident experienceCommunicate with the Maintenance Supervisor regarding work progress, challenges, and support needsParticipate in team meetings, training sessions, and ongoing skill developmentSafety & Compliance
Follow all company safety policies and procedures, including OSHA, Fair Housing, ADA, and HAZCOM standardsUse appropriate safety equipment and follow proper handling procedures for tools and materialsMaintain awareness of utility shut-offs, safety systems, and emergency proceduresEnsure all work areas are clean, organized, and compliant with safety standardsWhat You Bring
High school diploma or equivalent requiredValid driver’s license and reliable transportation required2+ years of experience in multifamily property maintenance requiredEPA Certification (Type II or Universal) requiredStrong working knowledge of HVAC systems, plumbing, electrical, pool/spa maintenance, and appliance repairCPO is preferredAbility to diagnose and resolve maintenance issues independentlyExperience with preventative maintenance programs and property upkeepStrong problem-solving skills and attention to detailProfessional attitude with a strong customer service mindsetAbility to read, write, speak English to communicate with residents and vendors, to process Company paperwork, and to interpret safety and operating manuals and proceduresAbility to communicate effectively with residents, vendors, and team membersAbility to provide basic tools needed for maintenance work, including HVAC gauges if certifiedAvailability to work standard community hours, including evenings and weekendsAvailability to participate in an on-call rotation and provide after-hours emergency services with the support of the Service ManagerPhysical Requirements
