Job summary

The Klotz Group of Companies in Augusta, GA is seeking a Maintenance Technician to perform both preventative and reactive maintenance on apartment communities. You will diagnose defects, repair systems, and complete make-ready tasks for new move-ins, while keeping records and coordinating with vendors.

Qualifications

• 1+ years of multifamily experience or similar property maintenance background.
• Demonstrated enthusiasm, creativity, and ability to think strategically and tactically.
• Proficiency with Office Suite and property management software; Rent Manager a huge plus.
• Must have a valid driver’s license.

Responsibilities

• Completes assigned work orders and preventative maintenance per policy and code requirements.
• Completes make-ready tasks for vacant units, including inspections and punch lists; coordinates vendors and materials.
• Tracks inventory, returns unused items, and notifies supervisor for re-ordering.
• Completes timely, accurate documentation for service requests.
• Supports cost-cutting by fixing rather than replacing parts and using tools correctly.
• Maintains grounds and common areas; performs cleaning, painting curbs and signage as needed.

Job description

Maintenance Technician

Key Responsibilities:

• Completes assigned work orders generated from resident requests for service, as well as preventative maintenance on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
• Completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
• Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance department by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor about re-ordering needs.
• Completes documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.
• Supports cost-cutting and expense control programs by fixing rather than replacing parts, when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
• Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.

Preferred Qualifications:

• Knowledge of appliance repair, plumbing, electrical, safety conscious, and light carpentry

Highly Desired Qualification:

• Universal EPA certifications

To be considered for this role candidates must have a valid Driver’s License.

• 1+ years of experience in Multifamily.
• Must be enthusiastic, creative, and able to think both strategically and tactically.
• Demonstrated proficiency in Office Suite tools.
• Property Management Software, experience with Rent Manager is a huge plus!
